Living at The Asbury

The Asbury sits at 810 Asbury Avenue, between 8th and 9th Streets, which puts it inside Ocean City's downtown shopping district rather than a few blocks from it. That distinction is the whole pitch. Most buildings on this island sell you proximity to Asbury Avenue — the banks, the restaurants, the shops, the July parades. This one sells you an address on it.

The interiors are newer than the address suggests. The construction and design work here was completed in 2016, and the finish level reflects it: quartz countertops, a four-burner glass cooktop with a full oven, dishwasher and disposal, stainless refrigeration with crushed ice and filtered water at the door. High ceilings and large windows throughout, central air and heat, open-concept living areas running to roughly 1,200 square feet. The mix is two-bedroom two-bath and three-bedroom two-bath, and a number of units have traded fully furnished and turnkey — usable the day you close, down to the glassware.

What the building carries matters more downtown than it does elsewhere on the island. There is an elevator plus two stairwells, a grand lobby, a resident lounge on the second level, private cage storage also on the second level, a first-floor bike room, and a trash chute so nobody is walking cans out to a commercial street on a Tuesday night. Most importantly there is deeded off-street parking on the West Avenue side of the building. Parking is the tax you pay for living downtown in Ocean City, and here it comes with the deed.

The walk works in both directions. The beach and the boardwalk are a short walk east. One block south, at 9th Street, the Route 52 causeway carries the walking and biking path across Great Egg Harbor Bay, which is where people go for the bay sunsets and the fireworks — a genuine amenity that costs nothing and is a two-minute walk from the lobby. Between those two, almost everything a household does in a summer week here happens on foot.

One thing a buyer should raise with their lender early. Resales in this building have not always financed the same way — earlier trades here closed with cash, and more recent ones have closed with conventional financing. That pattern usually means a project seasoning into warrantable status, but it is worth a direct question before an offer rather than a surprise in underwriting, particularly in a building this small.

If downtown and walkable is the target, Sun Beach is one block over on Wesley at a much lower entry point in far smaller units, and the Flanders sits a few blocks north with a completely different rulebook. For the whole island, the full Ocean City condo market runs from the boardwalk to the bay.
