Attached housing is the reason Palmyra works as an entry point. Two communities carry essentially all of it, they were built twenty-eight years apart, and they are not competing for the same buyer. Which one fits you comes down to two questions — do you need a garage, and are you buying to live in it or to hold it. Everything else on this page follows from those.

Palmyra Harbour is the volume of this market and it is the entire length of Harbour Drive — one street, unit numbers, several dozen sales a year. Built in 1972, these are two-bedroom interior and end-of-row homes just over a thousand square feet, in Traditional, Colonial, Contemporary and Side-by-Side plans. No garages and no basements, essentially without exception. What makes the Harbour genuinely useful is that it turns over constantly — there is almost always something available here, which is not true of most communities this affordable. You can actually shop it rather than wait for it.

Read the individual listing though, because the fee inside the Harbour varies by better than two to one across units that look identical from the street. Some include a pool and water along with the exterior and grounds; others cover common area maintenance and little else; a few include the health club. Same year, same floor plan, same street, and a meaningfully different cost of ownership. There is no such thing as "the Palmyra Harbour fee," and on a home at this price point the monthly is a large enough share of the payment that the difference matters more here than it would anywhere further up the market.

Riverfront is the newer community and the one that surprises people on the numbers. Built 1997 through 2000 across Riverfront Drive, Ebbtide Lane, Vesper Circle, Juniper Lane, Blue Heron Court, Quay Court, Lakeside Drive and Cypress Court, these are three-bedroom interior and end rows, most with garages, in Colonial, Traditional, Contemporary, A-Frame and Bi-Level plans. Larger, newer, better equipped — and the fees run lower than the Harbour's, with a number of Riverfront units including a health club on top of the exterior, lawn and snow. Newer buildings have less to fix, so the association is funding upkeep rather than replacement. It will not stay that way forever, but right now Riverfront is the better value per dollar of monthly on this page by a clear margin.

One thing the data shows that a buyer should know plainly: a meaningful share of the Harbour trades between investors rather than to residents. That is not a warning — it means the rental math works here, and it is part of why the community stays liquid. But it does mean a buyer who wants to live in one is occasionally competing with someone who wants to hold several, and it is worth asking about the owner-occupancy rate before you write, because some lenders care about that number even when you do not.

Outside the two communities there is a scattering of older attached housing across the borough grid — twins on Leconey Avenue, Cinnaminson Avenue, Morgan Avenue, Vine Street, Horace Avenue and Washington Avenue, built between 1890 and 1940 in Colonial, Victorian and Side-by-Side plans. Three to five bedrooms, full basements, no association at all, and no fee. Morgan Heights and Palmyra Gardens produce a few of these a year. They are a different proposition entirely: more space, more character, more maintenance, and nothing owed monthly.

Location is doing a lot of work in this borough. The Tacony-Palmyra Bridge drops you into Northeast Philadelphia in minutes, the RiverLine runs the riverfront toward Trenton and Camden, and Route 73 is right there. Palmyra Cove Nature Park sits at the edge of town — a few hundred acres of trail and tidal marsh most people in this county have never gotten around to visiting. For a commuter who wants the lowest realistic cost of entry and a short trip into the city, the math here is hard to beat.

On schools, Palmyra runs its own district preschool through twelfth grade, which is unusual for a borough this size. Delaware Avenue School handles preschool, Charles Street School covers the elementary grades, and Palmyra Middle and Palmyra High share the campus on West 5th Street. Worth knowing that Palmyra is a receiving district: Riverton and Beverly City both send their high school students here, so a graduating class draws from three boroughs. Palmyra High dates to 1895 and the teams are the Panthers, with a long rivalry against Burlington City.

If attached is not quite it, Palmyra's ranch homes give you single-level living detached and on your own lot, and four-plus bedroom homes covers the larger older houses scattered through the borough grid. Homes under $300K is a real working supply here rather than a listing or two, and just listed catches new inventory first.
