Living in Madison Woods

Madison Woods is the detached grid on the eastern edge of Pine Hill, laid out on founding-fathers streets — Franklin, Grand, Adams, Jefferson, Madison, Monroe, Hancock and Hamilton — with Ramblewood Drive running through the middle of it. The whole neighborhood sits against Berlin-Cross Keys Road on one side and standing woods on the other, and the lots on the eastern edge back into that treeline with nothing built behind them.

Start with the address, because it confuses people constantly: mail here goes out as Berlin 08009, but the ground is Pine Hill Borough. That means Pine Hill taxes, Pine Hill services and Pine Hill schools, regardless of what the envelope says. Buyers who search Berlin find these houses and assume they have found Berlin; buyers who search Pine Hill sometimes miss them entirely. Both are wrong, and the second one costs you a house.

There is a second name to keep straight. Madison Village is a different community with a different product, and the two share a first word and very little else. If you are looking at listings across both, read the community field on each record rather than the street.

Construction ran from about 1979 through 1992, and you can date a house by its style from the curb. The oldest phase is bi-levels — four bedrooms, split entry, the layout that defines the late seventies in South Jersey. Ranch/Ramblers follow in the early eighties at two and three bedrooms. The nineties phase brought two-story Colonials and Contemporaries at three and four bedrooms with two and a half baths, and those are the largest houses in the community. Lots run around a quarter acre — real yards with room for a deck, a shed and a long driveway, though garages are not standard here the way they are in some of the borough's other detached pockets. Systems are the modern set: natural gas heat, central air, public water and public sewer. The single-level plans sit on slab. Interiors have been updated one house at a time over four decades, so condition is the widest variable in the community and it is most of the spread between one listing and the next.

The ranchers deserve their own mention. Single-level living with the laundry on the main floor is genuinely hard to find in this part of Camden County, and when one comes up in Madison Woods it does not sit. If that is the search, watch the borough's single-story ranch homes as a whole.

Buyers working this side of the borough should also see Little Mill and Pine Hill Estates, the other two places in Pine Hill where you are buying a house and a yard rather than a unit. Most of what trades in the borough is attached, which is why the detached streets move the way they do.

Homes in Madison Woods are served by the Pine Hill Borough Board of Education and Overbrook High School — not the Berlin districts, despite the postmark. Berlin-Cross Keys Road puts the Route 42 corridor and the Atlantic City Expressway within a few minutes, which is Philadelphia one direction and the shore the other.
