Living in Mountain View
Mountain View sits on the high western side of Pine Hill, off West Branch Avenue where Mountain View Drive climbs away from the road and breaks into cul-de-sacs. Slalom Court, High Trail and Grasmur Turn run off it, each ending in a circle rather than connecting through. There is no cut-through traffic in here, which is the first thing people notice and the reason houses on these streets get held onto.
Read the street names and you have the history of the ground. This is the old ski mountain — one of the highest points in Camden County, later regraded into the golf course whose fairways you can see from the western edge of the community. The runs are gone, but Slalom Court and High Trail are still named for them, and the elevation that made a ski hill work in South Jersey is the same elevation these houses sit on.
The lots are the other half of it. Parcels here are large and irregular, shaped to the contour rather than cut into a grid, and the ones along the southern and western edges back into standing woods and the course beyond them. This is the most private detached pocket in the borough — not a neighborhood you drive past, but one you turn into deliberately.
Construction dates to the mid-1980s and the product is consistent: two-story Colonials, four bedrooms, two and a half baths, running past 2,500 square feet. Fireplaces in the main-level great room, formal dining and living rooms, eat-in kitchens, main-floor laundry, and primary suites with their own bath. Attached two-car garages with inside access, and full basements — both of which are genuinely uncommon in Pine Hill and are most of why this community prices where it does. Natural gas forced air, central air, public water and public sewer.
Condition is the widest variable. These houses are forty years old and have been taken forward one at a time — some have been through the studs recently with new roofs, new systems and rebuilt kitchens, while others are close to what the original owner left. The gap between those two is the whole range in this community, and it is where a buyer willing to renovate finds room that does not exist elsewhere in the borough at this size.
Buyers looking at Mountain View should also see Pine Hill Estates, Little Mill and Madison Woods — the borough's other detached communities, each with its own street pattern and its own decade. Most of what trades in Pine Hill is attached, which is why a four-bedroom colonial on a wooded cul-de-sac does not stay on the market long here.
Homes in Mountain View are served by the Pine Hill Borough Board of Education and Overbrook High School. The borough is also home to Pine Valley Golf Club, regularly ranked the best course in the world and inside the municipal line since the Pine Valley Borough merger. West Branch Avenue feeds the Route 42 corridor and the Atlantic City Expressway within minutes — Philadelphia one direction, the shore the other.
