Pine Hill Estates is the original Pine Hill — the numbered-avenue grid that the rest of the borough grew out from. East 7th through East 12th run west to east off Branch Avenue, and Country Club Road curves out of the far side of the grid toward the course it was named for. Estates Road, Cross Road, Wilson Road, Cloverdale Avenue and Schwartz Boulevard fill in around them. This is the part of town that was here first.

The housing stock proves it. Records here date to 1912, with the bulk of the neighborhood going up between the 1940s and the late 1950s and infill continuing into the 1970s. Nothing else in the borough goes back that far. Every other community in Pine Hill was laid out at once by a builder in a single decade; this one accumulated one house at a time across sixty years, which is why no two streets read quite the same.

What that means on the ground is variety you cannot get in a planned community. Ranch/Ramblers dominate — two and three bedrooms, one to two baths, single-level, most of them from the fifties. Bungalows and cottages show up on the older streets, some of them the smallest and most affordable detached houses in the borough. A handful of later Colonials appear in the 1970s infill at four bedrooms and two and a half baths, and those are the largest houses here. Frame construction, crawl space foundations, shingle roofs.

The lots are the quiet advantage. Parcels run wide and deep — one measures 75 by 150 — which is a genuinely larger piece of ground than most of the newer communities in Pine Hill sit on, and it comes with fenced yards, sheds, screened porches and room that later subdivisions traded away for square footage. Garages are not standard; driveway parking is the norm.

Systems have largely been brought forward. Natural gas forced air and central air are common, water and sewer are both public, and a good number of these houses have been through recent renovation — new kitchens, new HVAC, new flooring, updated baths. Others are closer to original. Condition, not size, is what separates one listing here from the next, and the gap is wide enough that two houses on the same street can sit at opposite ends of the borough's range.

This is also the most active corner of Pine Hill. More trades here than in any of the borough's other detached communities, simply because there are more houses — so if you are watching Pine Hill for something detached and single-level, this is the search that actually produces listings. Set an alert on it rather than checking once a month.

Buyers looking here should also see Little Mill and Madison Woods for later detached product on planned streets, and Mountain View at the top of the borough's detached market. Homes in Pine Hill Estates are served by the Pine Hill Borough Board of Education and Overbrook High School.
