Living in Little Mill

Little Mill is where Pine Hill stops being an attached-home town. The community runs off Little Mill Road along Sherri Way, which curves back into the treeline and ends at the Mason Court cul-de-sac. Everything here is detached, on its own lot, with woods behind a good number of them — the eastern edge of the community backs directly into standing forest with nothing built behind it.

One thing to get straight before you go further: this is not Village of Little Mill. That is a separate, attached community with garages and basements on the other side of the borough's market. Same two words in the name, entirely different product, entirely different buyer. The road is what they share.

The core of Little Mill went up in 1976, with later houses filling in through about 1990. Styles run Colonial, Traditional and Ranch/Rambler depending on the lot. Most are three or four bedrooms with two to two and a half baths, and the larger two-story Colonials run past 2,200 square feet. Lots sit around a third of an acre — one of the corner parcels measures 125 by 115 — which is enough ground for a fenced yard, a patio or deck, and the storage sheds that show up on a lot of these records. Attached two-car garages with front entry come with the Colonials, and driveways are concrete.

Systems here are the newer-suburban set rather than the older-borough one. Natural gas heat and central air are standard, water and sewer are both public, and the two-story plans sit on crawl space rather than full basements. Kitchens on the updated houses have been taken to island-and-subway-tile condition; others are closer to their original decade. That spread in condition is most of the range in this community.

The single-level houses are worth calling out separately. Ranch/Rambler plans trade here regularly, with main-floor laundry, entry-level bedrooms and full attics above — the kind of layout that is genuinely scarce in this part of Camden County and that buyers come looking for specifically. Buyers working the detached side of Pine Hill should also see Pine Hill Estates and Madison Woods, which are the other two places in the borough where you are buying a house and a yard instead of a unit and a fee. Most of what trades in Pine Hill is attached, which is exactly why this pocket moves the way it does.

Homes in Little Mill are served by the Pine Hill Borough Board of Education and Overbrook High School. Clementon Park and Splash World sits just up the road, and the borough is home to Pine Valley Golf Club — regularly ranked the best course in the world, and inside the municipal line since the Pine Valley Borough merger. Route 42 and the Atlantic City Expressway are both minutes out, which puts Philadelphia one way and the shore the other. For where these have actually been landing, see recently sold homes.
