Coopertowne Village Townhomes for Sale

Living in Coopertowne Village

Coopertowne Village is the newest construction in Somerdale by a wide margin. The community sits off Evesham Road on Coopertowne Boulevard, with Franklin Court and Tylers Court running back off it, and the eastern edge backs into the woods along the Cooper River with nothing built behind it. In a borough of a square and a half where most of the housing went up in the 1950s, this is the one place you can buy something built in this century.

Ryan Homes built it out between 2012 and 2015. The product is consistent because it went up at once: two-story interior-row townhomes, two and three bedrooms, two and a half baths, at 1,436 square feet. The Roxbury is the model name that shows up on the records. Stone and vinyl exteriors, central air, public water and sewer, and Traditional, Colonial and Contemporary elevations depending on which run of the building a unit sits in.

Two features carry this community and both are unusual for attached housing at this end of the market. Every unit has a garage. And every unit has a full basement — not a crawl space, but block foundations finished out, heated, with a sump pump and a half bath down there on some of the plans. That is a third level of living space underneath a townhome, and it is why buyers who start out looking at single-family houses in the surrounding boroughs end up here instead.

The association is deliberately light. The monthly fee covers common area maintenance, lawn care front and rear, and snow removal — and that is the entire list. There are no amenities: no pool, no clubhouse, no tennis courts, nothing that requires funding. That is a real structural difference from communities that charge for facilities, and it is worth understanding before you compare one monthly figure against another. The building is yours; the grounds are handled.

Somerdale's schools are a genuine draw and Coopertowne buyers get the shortest walk to them. Sterling High School — the regional high school serving five surrounding towns — sits inside the borough rather than a drive away. Younger students attend Somerdale Park School through eighth grade. Very few small boroughs in Camden County host their own regional high school, and it is a large part of why demand here holds.

The location is built for commuting. Evesham Road feeds Route 30 and the White Horse Pike corridor, the PATCO Speedline at Lindenwold puts Philadelphia inside a straightforward ride, and Route 42 and I-295 are both a few minutes out. For a community this quiet at the end of its own boulevard, the access is better than it looks on a map.

Buyers looking at Coopertowne Village should also see Shires at Somerdale, the borough's other attached community, and the borough's condos and townhomes search for the full attached field.
