Vineland is the largest city in New Jersey by land area — nearly seventy square miles of Cumberland County that runs from a walkable downtown grid out through working farmland to the pinelands along its eastern edge. It was laid out that way on purpose. Charles K. Landis planned the city in 1861 as an agricultural colony, and the hundred-foot width of Landis Avenue and the mile-square street grid are still the bones of the place. What that scale means for a buyer is unusual range: almost every kind of housing South Jersey produces trades somewhere inside these city limits.
The market here is not what most people expect from a city. Vineland's two deepest layers are manufactured-home communities and condominiums — between them they account for more buyer interest than every other category combined. Penn Lincoln and Delsea Woods lead the manufactured side, with Cedar Crest Village, Little Flower Estates, Fair View Manor, Chapmans and Berrymans Branch filling it out. On the condo side, Harlen Court and Terrace East draw the most attention, alongside Mainland Villa, Kings Crossing, Pheasant Run, Aspen Green and Brendale.
Beyond those two layers sit the single-family neighborhoods — Brookfield Gardens, Fisher Gardens, Highland Pines, Landis Point, Lincoln Woods, Oak Ridge, Spring Hollow, Whispering Woods and more, most of them established, most of them modest in price by South Jersey standards. There is real acreage too. This is farm country, and homes on an acre or more are ordinary here rather than exceptional, which is not something you can say about most of the region.
Getting around is straightforward: Route 55 runs the length of the city toward the Delaware Memorial Bridge and Philadelphia, Route 47 and Route 40 cross it, and the shore points are a comfortable drive east.
