Living in Centennial Mill
Centennial Mill is Voorhees Township's premier gated 55+ active adult community, and one of the most recognized active adult addresses in all of South Jersey. It was built by Del Webb — Pulte's active adult brand — between 2004 and 2007, and comprises 401 homes along Old Mill Drive, Lumbermill Lane, Marple Mill Drive, Waterway Avenue, Borton Avenue, Hopkins Street, Stokes Avenue, Matlack Drive, Alyce Lane and Milford Circle. For a great many buyers shopping age-restricted in this market, it is the community they name first.
The community is a deliberate mix rather than one repeated house. Detached single-family homes, twins and attached townhomes all sit under the same name, ranging from roughly 1,640 to over 3,000 square feet, so a buyer who says "I'm looking at Centennial Mill" could mean a single-level detached rancher or a two-story townhome with a loft. Sorting out which product you actually want is the first conversation, not the last — and the one thing that holds true across all of them is that every floor plan was designed for one-level living, with a first-floor primary suite. Where there is an upstairs, it holds a loft and guest bedrooms: space for visitors and grandchildren, not space you climb to every night.
One planning decision shapes how the whole place looks and feels. Most homes have rear-load garages tucked off back alleys, which keeps garage doors and driveways off the street entirely. What you see from the front is porches and front walks, and the result is a streetscape that reads walkable and small-town rather than suburban-subdivision. It is a detail nobody thinks to ask about and everybody notices on the first drive through.
At the center sits a 16,000-square-foot clubhouse split across two buildings — a Community Center for the social side and a Sports Center for fitness. Between them: indoor and outdoor pools, a full fitness center, tennis and bocce courts, a putting green, billiards, and card and craft rooms, with a packed calendar run by a full-time lifestyle director and a property manager on premises. The association fee covers the maintenance most people are trying to hand off — exterior maintenance, lawn care and snow removal — which is the difference between a community that is genuinely low-maintenance and one that only sounds like it.
Getting anywhere is easy from here, which matters more at this stage than buyers expect. Routes 73 and 561, I-295 and the NJ Turnpike are all about five minutes out, with Voorhees Town Center close for shopping and dining, Virtua Voorhees nearby, and both Center City Philadelphia and the Atlantic County shore points a straightforward run. Voorhees supports two active adult communities and it is worth seeing both — Traditions at Laurel Oaks is the other, and the township's full 55+ inventory is the widest net. Buyers weighing an age-restricted community against a low-maintenance condo or townhome without the age requirement should make that comparison early.
