Ashton Leas is a community of detached single-family homes in Washington Township, built through the mid-1970s into the mid-1980s. The streets are Pembrook Drive, Heather Road, Cricket Lane, Bedford Terrace, Sussex Court and Old York Road, with several addresses fronting Egg Harbor Road. Three and four bedrooms, one to three baths, public water and public sewer.

Something worth knowing before you search: Ashton Leas sits across two postal names. Most of the community carries a Turnersville mailing address, but part of it — including addresses on Old York Road and the Egg Harbor Road frontage — comes up as Blackwood. Same ZIP, same township, same neighborhood, two different names on the envelope. Search one and you will miss homes; the municipality is what actually governs, and that is Washington Township either way.

Here is what matters most about this address: homes in Ashton Leas sell for more than they are listed for, and they do it quickly. Nearly every recent sale here closed above the asking price, most inside a few weeks, and one went well over. That is not the ordinary pattern in this part of Gloucester County. A buyer planning to open below list and negotiate is going to lose this house to somebody who understood the block.

The one recent exception proves it from the other direction. A home here came to market priced ambitiously, sat for nearly four months while its neighbors were closing in under three weeks, took a price cut, and still settled below the reduced number. In a neighborhood that moves this fast, an aggressive list price gets punished rather than rewarded — publicly, because every buyer can see the days-on-market count.

Do not treat these homes as interchangeable. The community mixes colonials, ranchers, contemporaries, traditionals and a Cape Cod, and square footage runs from roughly twelve hundred feet to nearly twenty-five hundred — double, end to end, inside one neighborhood. Garages and basements are each on some homes and absent from others, and they do not travel together; you will find a house with one and not the other. Lots sit around a quarter acre. Two Ashton Leas addresses on the same street can be very different properties.

Schools are Washington Township, which means Washington Township High School — one district for the whole township, so there is no sending-district question here. The township's recently sold homes are worth reading alongside this community, since what has closed is the best evidence of what the next one will do.
