Living in Bateman Farms
Bateman Farms was built in the early 1990s — 1991 through 1993 — in Washington Township, on the Sewell side of the township. The streets are Upton Way, Hilliard Way and Kensington Court. Three and four bedrooms, two full baths and a half, colonials throughout. Public water and public sewer.
This is one of the stronger addresses in the township. The houses are larger than the township's 1970s stock, the community went up in a single tight window so the product is consistent, and the lots run from better than a quarter acre up to nearly half — generous for a planned community here. Garages throughout, and basements on most homes, though not quite every one.
Worth knowing that Washington Township is not one place with one name. Bateman Farms carries a Sewell 08080 mailing address, while communities at the other end of the same township come up as Turnersville or Blackwood in 08012 — and the ZIP boundary does not follow the municipal one. If you are searching by town name or ZIP rather than by municipality, you are seeing part of the market and missing the rest.
Very little turns over here in a given year. That is typical of a community this size where the original owners largely stayed, and it means the comparable sales that do exist carry real weight when it comes time to price one. Schools are Washington Township for the entire township, which means Washington Township High School — one district, so there is no sending-district question to sort out. The township's recently sold homes are the place to see how this end of the market has been moving.
