Wellington Manor was built through the 1990s in Washington Township, on the Sewell side, along Clearbrook Lane, Rickland Drive and Tamwood Lane. Four bedrooms throughout, three to four full baths, colonials with a contemporary in the mix, and garages and full basements on every home.

This is the top of the Washington Township market. Every recent sale here has cleared what the township's other strong addresses bring — Hill Crest, Shadowbrook, Bon-Aire — and it has done so consistently rather than on the strength of one outlier.

What drives it is the combination rather than any single feature. The lots run right around half an acre, which is excellent for this township though not the largest here — Shadowbrook and Lansbrook work on more. What Wellington Manor pairs with that ground is the largest houses: four full bathrooms in a 1990s build is rare anywhere in Gloucester County, and it is standard here rather than exceptional.

Almost nothing comes up. This is a small community of large houses whose owners have stayed, and the handful of sales on record is the entire visible history. That has a practical consequence: every comparable sale here carries real weight, and pricing a home in Wellington Manor is a matter of understanding a few transactions closely rather than averaging many.

Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question at any price point here. Spring Mill is the other address in this township built around large houses on ordinary lots, and Henley is the large-lot alternative. The recently sold homes are the best read on how the upper end has been moving.
