Living in Birches West
Birches West is the highest-volume community in Washington Township — more homes change hands here in a year than anywhere else in the township, by a wide margin. It was built from the mid-1970s into the late 1980s, and the streets are unmistakable: Aldebaran Drive, Fomalhaut Avenue, Ptolemy Court, Sirius Court, Canis Court, Corona Court, Nova Court, Galaxy Court, Quasar Court, Phoenix Court, Libra Lane, Hamal Court, Procyon Road, Corvas Court, Ark Court, Altair Drive and Capella Road. Stars and constellations, end to end. Nothing else around here is named this way, and once you have driven it you do not forget it.
The product is attached housing — predominantly twins and semi-detached homes, along with interior-row and end-of-row units and a few genuinely detached houses mixed in. Nearly everything is three bedrooms with one to one and a half baths. The consistency is real: this is a community where the homes are close variations on a handful of plans rather than a catalog of different products.
Two things you should know before touring, because they are near-universal here and they surprise people. These homes do not have garages, and they do not have basements. Not "some do" — across dozens of recent sales, essentially none. If either is on your list, Birches West is not the neighborhood, and it is better to learn that now than on a Saturday. What you get instead is the lowest price of entry in Washington Township, in a district people move here for.
That combination is exactly why this community matters. It is where first-time buyers get into a township that is otherwise expensive, and it is where people downsizing out of the bigger colonials up the road land without leaving. The volume follows from that — there is always something on the market here, which means you can actually plan around buying one rather than waiting for a rare opening.
Searching it is the tricky part. Birches West spans three postal names across two ZIP codes — Sewell in 08080, and Blackwood and Turnersville in 08012. Fomalhaut Avenue alone shows up under all three. Filter by town or ZIP and you will see a slice of the inventory and miss the rest; the municipality is Washington Township for every one of them.
Do not confuse this with the Birches, the separate detached-home neighborhood of the same era where garages and basements are on nearly every house. Same name, opposite product, very different price. Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes are worth watching closely here, since with this much turnover the comparable sales are current rather than months stale.
