Living in Parkwood Manor

Parkwood Manor is the newest community in Washington Township, built between 2015 and 2018 on the Sewell side. The streets are Prime Place, Noble Place and Regency Place. Three bedrooms and two and a half baths throughout, interior row and end-of-row townhomes, on public water and public sewer.

That build date is the whole story. Almost everything else in this township went up between 1965 and 2005 — Parkwood Manor is a decade newer than the next-newest community here. For a buyer, that means modern layouts, modern insulation, modern systems and a roof still under half its life, rather than an updated 1985 unit. In a market this heavily weighted toward older stock, there is essentially no alternative if new is what you want.

The other thing that separates it: every home here has a garage. That sounds unremarkable until you look at the rest of the township's attached housing — Hunt Club, Canterbury Mews, the Clusters, Newtown Commons and Liberty Forge have none at all, across hundreds of units. Parkwood Manor is the one attached community in Washington Township where a garage comes with the house.

The trade is land. Lots here run around a twentieth of an acre — roughly two thousand square feet — which is the smallest in the township by a wide margin and exactly what modern townhome density looks like. You are buying the house and the garage, not the yard.

Two things to check on the specific listing. Basements are on some homes here and not others, which is easy to assume away in a community this uniform. And the association fee does not cover the same things on every unit — some carry an all-ground fee, some cover common area and lawn, some only front lawn care. Ask what the fee buys on that address.

Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes show where this end of the market sits.
