Living in the Clusters

The Clusters is a 1973 condominium community in Washington Township, on the Turnersville side, and it is laid out unlike anything else in the township. There are no street addresses here in the usual sense — units are addressed by building, and every building carries the name of a signer of the Declaration of Independence. John Hancock, Ben Franklin, Samuel Adams, John Witherspoon, Elbridge Gerry, Josiah Bartlett, Carter Braxton, Richard Stockton, Robert Morris, Lyman Hall and a couple of dozen more. Once somebody tells you the building names, the whole community makes sense.

Here is the thing that matters most: roughly half the units in the Clusters are one-bedrooms, with two-bedrooms making up the rest. One-bedroom ownership barely exists anywhere else in Washington Township, and it makes this the least expensive way to own a home in this district, full stop. For a first-time buyer, someone downsizing hard, or an investor, there is no other address in the township that offers this.

The association fee covers exterior building maintenance, common area maintenance, lawn care, the pool and a recreation facility, with an all-ground fee on most units. As with any building of this vintage, what the association has actually been doing with that money over fifty years is the question worth asking — the fee tells you the arrangement, the association's records tell you the condition.

One detail to verify unit by unit: the sewer arrangement varies here. Most of the community is on public sewer, but at least one building shows a private sewer arrangement and another shows septic. In a community of this age that is worth a direct question on the specific unit rather than an assumption from the building next door.

Turnover is steady — there is nearly always something available in the Clusters, which makes it realistic to actually buy into. The township's other attached options are Canterbury Mews, condo product from the late 1980s and 1990s at a higher price point, and Birches West, which is twins and row homes rather than condos. Schools are Washington Township throughout — Washington Township High School, one district for the whole township, which is the real argument for buying at this end of the market.
