Canterbury Mews is the most active condo community in Washington Township, built from 1986 into the mid-1990s on the Sewell side. The streets are Pepper Mill Court, Whittier Court, Covered Bridge, Woodstock Court, Rutland Court, Pratt Court, Swiftwater Court, Darrett Court, Hillsboro Court, Slate Court and Hartland Court. Almost every unit here is two bedrooms with one or one and a half baths — interior row, end of row, and unit-flat.

The reason to look here is the association fee, and specifically what it covers. Beyond the usual common area maintenance and lawn care, the fee at Canterbury Mews includes exterior building maintenance — the structure itself, not just the grounds around it — along with the pool, snow removal and trash, and most units carry an all-ground fee on top of that. Practically, that means the roof, the siding, the landscaping and the driveway are the association's problem rather than yours. For someone coming out of a house, that is the entire point of the move.

Set expectations on the product, though. There are no garages and no basements here — none, across dozens of recent sales. That is normal for condo product of this era and it is not a defect, but it does mean you need somewhere else for the things a basement usually holds. What you get in exchange is the lowest-maintenance ownership available in this township, in the same school district as the half-acre colonials a few miles away.

One thing to verify unit by unit: the sewer arrangement is not uniform across this community. Most of Canterbury Mews is on public sewer, but a handful of addresses show a septic arrangement and at least one shows a community system rather than a public connection. Inside a single condo association that is unusual, and it is worth a direct question on the specific unit rather than an assumption based on the neighbors.

Turnover here is steady and high — there is nearly always something on the market, often several. That makes Canterbury Mews realistic to buy into on a normal timeline, and it means the comparable sales are current rather than a year stale. The other attached options in the township are the Clusters and Birches West, which is twin and row product rather than condo. Schools are Washington Township throughout — Washington Township High School, one district for the whole township. The recently sold homes show where this end of the market sits.
