Bon-Aire is the highest-end address in Washington Township, built from 1989 into 2000 on the Sewell side. The streets are Churchill Way, Derby Drive, Belmont Boulevard and Tolberts Turn. Four bedrooms is the standard, two full baths and a half, colonials with a split level and a contemporary in the mix. Garages and full basements throughout, on public water and public sewer.

The land is what separates this community from everything else in the township, and the gap is not subtle. Lots here run from about a third of an acre to better than an acre and a half — and several homes sit on three quarters of an acre or more. For context, the strongest of the township's other communities top out near half an acre, and the 1960s neighborhoods sit closer to a fifth. This is genuinely different ground.

That spread is also the thing to understand before you compare two listings here. A home on a third of an acre and a home on an acre and a half are both Bon-Aire addresses with similar houses on them, and they are not the same property. In most communities square footage does the heavy lifting on value; here the parcel does, and the difference between the small end and the large end of this neighborhood is larger than the difference between most whole communities in the township.

Very little turns over. That is the norm for a community of this size at this price point — people who bought into Bon-Aire generally stayed — and it means any home that does list here draws attention from buyers who have been waiting. The nearest comparison in the township is Bateman Farms, built a few years earlier on the same Sewell side, though on noticeably smaller lots.

Schools are Washington Township for the entire township, which means Washington Township High School — one district, no sending-district question to sort out at any price point here. The township's recently sold homes are the place to see how the upper end has been moving, since with this few sales the individual comparables carry real weight.
