Living in Robindale

Robindale was built from the early 1970s into the late 1980s in Washington Township. It shows up in the MLS under two names — Robindale and Robindale Manor — and they are the same neighborhood. The streets are Congress Drive, Witherspoon Court, Franklin Court, Harrison Court, Lee Court and Paine Court, carrying the same Revolutionary naming that runs through Heritage Valley and the Clusters. Three and four bedrooms, one to three baths, colonials and ranchers.

The land here is better than most of what this township offers at this level. Lots run from about a quarter acre to two thirds, and the larger end of that is real ground — more than the big established neighborhoods nearby carry. In a community where the houses vary in age by fifteen years, the parcel does a lot of the work in separating one sale from another.

Neither the garage nor the basement is guaranteed here. Most homes have both, but not all of them do, and the two do not travel together — you will find a house with one and not the other. That is the pattern in neighborhoods that filled in over a decade and a half rather than going up in one push, and it is the first thing to check on a specific listing.

Some of what sells in Robindale gets renovated and comes back. At least one address here has traded twice inside about six months with the bedroom count changing between sales, which tells you the work was structural rather than cosmetic. That is worth knowing when you are reading comparable sales: two Robindale numbers from the same year can reflect very different houses.

Robindale carries both Blackwood and Turnersville mailing addresses, both in 08012, with the split running through the community — Congress Drive on one side, the courts on the other. The municipality is Washington Township regardless. Schools are Washington Township throughout, which means Washington Township High School; one district for the whole township, so there is no sending-district question here. The recently sold homes are the best read on where this end of the market sits.
