Living in Heritage Valley
Heritage Valley is the largest single-family community in Washington Township, built from the late 1970s through the 1980s with a few homes added into the mid-1990s. It sits on the Sewell side, and the street names carry the theme straight through — Freedom Road, Constitution Road, Bunker Hill Road, King William Court, Grant Circle, Quay Circle, Duncan Court and Bates Court, alongside Old Mill Road, Spring Mill Drive, Saw Mill Road, Sugar Mill Court, Haines Drive, Langley Drive, Walton Drive, Drake Terrace, Turner Court, Stacy Court, Hickory Circle, Collins Lane, Grenloch Court, East Holly Avenue and Heritage Valley Drive.
Scale is the point. Nothing else in this township offers this much detached inventory in one neighborhood, and it means Heritage Valley is the default answer for a family buying into this district. Four bedrooms with two and a half baths is the standard configuration, colonials dominate, and the price band sits squarely in the middle of the market — above the 1960s neighborhoods, below the estate-lot communities.
The build standard here is specific and worth knowing before you tour. Garages are on nearly every home. Basements are not — most homes in Heritage Valley do not have one. That is the third distinct pattern in this township: the Birches and Greenwood Park have both, Bells Lake has basements and no garages, and Heritage Valley is the reverse of Bells Lake. If a basement is a requirement, this large community narrows very quickly, and it is better to know that at the start of a search than after four showings.
The lots run from about a fifth of an acre to a half, which is a meaningful spread across a community this size and it does not sort neatly by street. Combined with a fifteen-year build window and a style mix that includes traditionals, ranchers and a couple of genuine one-offs, that means two Heritage Valley listings at the same price can be quite different houses. The comparable that matters is the one on similar ground with a similar build year, not simply the last sale in the neighborhood.
Liquidity is the practical advantage. There is nearly always something active or under contract here — several at a time in most stretches — which makes Heritage Valley realistic to buy into on a normal timeline and gives you current comparable sales when it comes time to price one. Very few communities in this county offer both.
Schools are Washington Township for the entire township, which means Washington Township High School — one district throughout, so there is no sending-district question here. If you want more land, Henley and Bon-Aire are the large-lot options; Crossroads is the nearest comparable for size with basements. The recently sold homes show where the market sits.
