Living in Timber Lakes

Timber Lakes is a lake community in Williamstown, Monroe Township, and the street names tell you what it is before anything else does — North Shore Drive, South Shore Drive and Upper Dam Drive, with Willow, Birch, Spruce, Poplar and Sycamore Lanes and Pine Drive running back off the water. The association fee covers pier and dock maintenance along with common area upkeep and a recreation facility, which is not something you find anywhere else in the township.

The first thing to understand, and the thing listing photos are worst at conveying: not every home in Timber Lakes is on the lake. A handful sit directly on the water with their own dock. Most sit on the streets behind, a short walk from the community beach — which comes with the address and is genuinely the point of the place. There is swimming, a basketball court, a playground and a picnic area down there, and residents use it. But “lake community” and “lakefront” are two different purchases at two different numbers, and a wide-angle photo of the water will not tell you which one you are looking at.

On the docks specifically: they belong to the individual property, not to the association. One current listing spells it out plainly — the dock in the photograph belongs to the neighbor, and the seller’s own dock was pulled years ago because it had aged out. A buyer there is free to put a new one in. That is a real and answerable question on any waterfront home here, and it is worth asking early rather than assuming the structure in the picture conveys.

What makes Timber Lakes genuinely different from the rest of Williamstown is how long it has been building. The oldest homes date to 1950. The newest closed in 2026. In between there are mid-century ranchers, split levels, a cabin, an actual log home, and brand-new colonials going up on scattered lots. This is not a community that went up in one stretch and stopped — it has been filling in one house at a time for seventy-five years and it is still doing it. New construction here is infill: single lots between existing houses, not a builder opening a section.

That range is wider than it sounds. The small original cottages run under a thousand square feet on a third of an acre. The 2025 and 2026 colonials run twice that. Two homes a hundred feet apart can be seventy years and two thousand square feet apart, which makes this one of the harder places in the township to price from a distance — the recent sales here are worth reading closely, because the spread between the low end and the high end is enormous by Williamstown standards.

The long build history also shows up in the utilities, and it is the thing to check before you get attached to an address. Public sewer covers nearly the whole community, but the water does not follow one rule — some homes are on public water and some are on a well, on the same streets, sometimes a few doors apart. At least one home runs private sewer. And because the older houses here were heated with oil before the gas lines came through, some have been converted while an old tank stays in place. Two houses that look identical from the road can be on entirely different systems, and the street will not tell you which.

The lots hold up well — most run around a third of an acre, some past a half, at least one at a full acre, and the ranch homes here tend to sit on the more generous ones. Victory Lakes is the other lake community in Williamstown, immediately south across Sunset Avenue, and it is the only real comparison in town; the rest of the township’s waterfront homes are worth seeing alongside both. Schools are Monroe Township throughout, which means Williamstown High School — one district for the whole township, so there is no sending-district question here.
