Williamstown New Construction Homes for Sale
Every new home currently on the market in Monroe Township — live from the MLS.
New Construction in Williamstown
Williamstown has more new construction than almost anywhere else in Gloucester County, but the picture changes fast and most of what you will find online is out of date. Several of the communities that dominated the last few years have finished selling. A handful are actively building right now. And a surprising share of the new homes in Monroe Township never appear under a community name at all. Here is the current state of it, community by community.
Grandview Mews at Monroe is the newest townhome community selling, off Grandview Avenue with its model on Birchwood Lane. Three bedrooms, two and a half baths, front-entry attached garages and — unusually for new townhomes at this price — full basements. The homes back to woods rather than another rooftop, and because they are built rather than to-be-built, you buy what you tour on a normal closing timeline.
Monroe Landings is the single-family answer, off East Malaga Road on Mockernut Road and Sequoia Court. These are large houses — roughly twenty-seven hundred to thirty-five hundred square feet, four bedrooms and up, with configurations reaching six bedrooms, and every one with a two-car garage and a basement. The first phase is essentially built out and the next is opening, so what you can buy today is either an early resale or a newly released lot. Those are very different transactions and it is worth knowing which you are looking at.
Hamilton Greene is the third community with new product still moving, in a twin and semi-detached format rather than interior row — which suits buyers who want new construction with only one shared wall.
And there is a fourth that most buyers miss entirely because of how it is listed: Whitehall Gardens, off Whitehall Road, is an active-adult community of new homes with several floor plans built around main-floor living. If you are shopping 55+ in Williamstown, this is new construction rather than resale, and it comes with a multi-year tax abatement — which is the single most valuable thing on that community's sheet and almost nobody mentions it.
On the other side of the ledger, two names still come up in searches that you can no longer buy new. Blaze Mill, off Fries Mill Road, sold out completely — and because nearly every home there went directly through the builder, it barely exists in the MLS at all. If you have searched it and found nothing, that is why. The Greens has likewise sold through its new inventory, though it produces a steady stream of resales that are only a few years old and often show like new.
Then there is the category nobody writes about: the one-off builds. A meaningful share of the new homes going up in Williamstown are single houses on individual lots — infill on established streets, replacement builds, and scattered lots inside older lake communities like Timber Lakes and Victory Lakes. These come to market with no subdivision name attached, which means they are effectively invisible if you are searching by community, and they rarely have a sales office or a sign. They are also frequently the best value in new construction here, because there is no marketing budget priced into them. Finding them takes someone watching the whole township rather than one development.
Everything currently on the market as new construction in Williamstown is above, straight from the MLS — the named communities and the one-off builds together. If you want to be told when a new phase releases or when an infill build hits, rather than finding out after it is spoken for, that is worth a call. If new is not the answer, the condo and townhome market here runs deep and much of it is only a few years old.
