Woodbury is the seat of Gloucester County, and that single fact explains most of what makes it different from the townships around it. The courthouse, the county offices, the surrogate and the clerk all sit within a few blocks of each other along Broad Street, which means the downtown is not a nostalgia project — it is a place where people actually go on a Tuesday morning. Around that core sits a compact city of roughly two square miles, laid out on a grid, built out generations before the subdivisions that define most of South Jersey.
The housing stock reflects that history and does not apologize for it. A typical Woodbury house went up between 1900 and the 1940s: two stories, front porch, full basement, hardwood under the carpet, a detached garage set back at the end of the driveway. There is essentially no new construction here and no age-restricted community — the city was finished before either became the standard product. What Woodbury has instead is character stock at a price point that has largely disappeared elsewhere in the county, which is why the under-$300K search returns real houses on real streets rather than the leftovers.
West End is the largest and most-traded neighborhood in the city by a wide margin — the grid running west off Broad through Prince, Spring, High, Columbia, Girard, Warner and Centre. More homes change hands there than in every other named section combined, and it is where most buyers end up looking whether or not they arrived asking for it. North Woodbury covers the streets above the downtown toward Watkins and Park. Country Club Estates and Evergreen Park hold the newer end of the city's stock and generally the larger footprints. Woodbury Gardens, Gardenville, Woodshire, East End and West Side round out the map, each small enough that inventory arrives a house at a time.
Product type is where Woodbury narrows. The overwhelming majority of what sells is detached, and the attached market is genuinely thin — a handful of twins, semi-detached homes and a small number of true units, most of them in Village Green off North Maple. That makes the condos and townhomes search something to watch rather than browse. Single-level living is similarly limited: the pre-war colonials are two-story by design, so Woodbury's ranch homes cluster in the mid-century sections rather than the historic core.
Size runs wider than people expect for an older city. Three bedrooms and one bath is the baseline, but four- and five-bedroom colonials with finished third floors or rear additions surface regularly, particularly on the long blocks in West End and around Country Club Estates — those turn up in Woodbury's 4+ bedroom listings. The range within a few blocks is unusual, and it moves quickly at both ends, so it is worth watching what's just listed and checking what recently sold before deciding what a given block is really worth.
Schools are run by the city itself. Woodbury Public Schools is the district, and West End Memorial Elementary sits inside the West End neighborhood — one of the reasons families with young children keep circling back to those streets, since the elementary years are a walk rather than a drive.
What ties it together is access. Broad Street carries Route 45 straight through the middle of town, Route 295 is minutes out, and the Walt Whitman and Commodore Barry bridges put Philadelphia and Delaware County within a short commute. For a buyer who wants an older house with real bones, a downtown at the end of the block and a county seat's worth of activity around it, there is not much else like Woodbury in this part of South Jersey.
