Gibbstown is the village; Greenwich Township is the municipality. Almost everyone says Gibbstown, and the mail agrees, but the tax bill and the school registration come from the township. Worth getting straight early, because there is also an East Greenwich Township a few miles away that is a completely different town with different schools — and a Gibbsboro over in Camden County that has nothing to do with either.

This is the Delaware River side of Gloucester County, and it has always been a working place. The DuPont Repauno Works opened here in 1880 and ran for the better part of a century; Repauno Avenue is still on the map, and the site is now a deepwater logistics terminal. That industrial base is why a township this size supports what it does, and it is also why the commercial side of this market draws more search traffic than the residential side by a wide margin.

For a buyer, the appeal is straightforward: this is one of the most affordable towns in Gloucester County. The housing stock is almost entirely detached and mostly mid-century, with a good supply of ranchers and bi-levels alongside older colonials closer to the village center. Lot sizes are generous by suburban standards without being farmland. If you want a detached house with a yard and a basement and you are not chasing a new-construction subdivision, this is where the number works.

What you will not find here is a subdivision directory. Apart from Gardenville, almost nothing in Greenwich Township carries a community name at all — people shop by street. Broad Street runs through the heart of it, with Democrat Road, Tomlin Station Road, Harmony Road, Memorial Avenue, Allen Avenue and Swedesboro Road carrying most of the inventory. It is a street-grid town, not a development town, and that changes how you search it.

Schools are the one thing that genuinely sets this township apart from its neighbors. Greenwich Township Public Schools runs kindergarten through eighth across two small buildings — Broad Street School and Nehaunsey Middle School — and students then attend Paulsboro High School under a long-standing sending relationship. That matters because every other municipality out this way — Woolwich, South Harrison, Logan, East Greenwich and Swedesboro — feeds Kingsway Regional. Greenwich is the exception, and buyers comparing towns out here almost never realize it until late.

Getting around is easy: Route 130 runs the length of the township, I-295 and the Commodore Barry Bridge are both minutes away, and Philadelphia and Delaware are each a short commute — the same access that built the industry here.
