Living in Players Place

Players Place is the largest section of Valleybrook in Blackwood, built between 1989 and 1994 on Aberdeen Lane, Wimbledon Way and Masters Drive. It is also the way in. Valleybrook is a golf-course community of more than a thousand homes across six distinct sections, and Players Place is the section that lets you buy into it at the lowest entry point in the whole development.

What makes it different from the rest of Valleybrook is the product. The other sections are rowhomes and townhomes. Players Place is condo flats — single-level units stacked two and three high, most without a garage, typically two bedrooms with one to two full baths. There are also penthouse units and a handful of two-level condos, plus a few interior and end-of-row units mixed in along the edges. If you have been looking at Valleybrook and finding everything is stairs and a garage you do not need, this is the section that answers that.

The floor and the position within a building matter more here than in any other kind of housing, and it is the first thing to ask about. A ground-floor unit means no stairs to your door and a patio. A second-floor or penthouse unit means nobody walking above you, better light, and often a deck instead. Neither is better in the abstract and the listings do not always make it obvious which you are looking at — but it is the difference between the right unit and the wrong one, and it is worth deciding before you start scheduling.

The amenities are the reason people stay. There is a community pool available to residents for a small recreation fee, and the association handles exterior maintenance, lawn care and snow removal — which is the whole proposition for a buyer who is done with weekends spent on a house. Interiors here have been steadily renovated over the past few years: stainless kitchens, luxury vinyl plank, ceramic tile, new windows, skylights, in-unit main-floor laundry. Walk-in closets and walk-in attic storage turn up regularly, which matters in a footprint this size.

Then there is the golf. Jaworski Golf runs eighteen holes right alongside the community, and the course is what the whole of Valleybrook was built around — it is a few minutes' walk from most of these units rather than a drive. Buying a flat here puts you on the same ground as the townhome sections at a considerably lower number.

One thing worth knowing about the records: Valleybrook carries six separate subdivision names in the MLS, and several of them share streets with each other — Aberdeen Lane and Wimbledon Way both appear under more than one. A search keyed to a street or an address range will not sort these sections correctly. This page is scoped to Players Place itself, so what you see here is the section and not the neighbors.
