Living in The Links

The Links is one of six sections inside Valleybrook in Blackwood, and it is the one that earns its name. The community sits in a loop with the golf course running along its western and northern edges — not nearby, not a short drive, but open fairway immediately behind the back rows. In a development where every section is sold on the golf, this is the section that is actually on it.

It runs across three streets and was built between 1991 and 1994. La Costa Drive is the spine and carries most of the section, wrapping the loop end to end. Greens Way and Augusta Lane fill in the southern and eastern sides. These are interior and end-of-row townhomes, two and three bedrooms with two full baths and a half bath, in traditional, colonial and contemporary elevations, with the occasional bi-level and at least one twin.

The rear position is the thing to shop for and the reason people stay once they are in. The back rows here have no rear neighbor at all — open lawn, mature trees, then the fairways. That is a setting a buyer cannot build into a house later at any price, and it does not read from a listing photo taken out a front door. Interior positions in the loop are still good houses and cost less; the difference is worth knowing before you start scheduling rather than after.

Inside, the plans are better than the era suggests. Two-story great rooms with a gas fireplace and a full wall of arched windows carrying light deep into the space, a kitchen flowing to the dining area and out sliders to a private rear patio, a powder room off the main floor. Upstairs the primary suite takes a vaulted ceiling, a bay window sitting area, an oversized walk-in and a private bath with a double vanity — with second-floor laundry down the hall, which buyers ask for constantly and rarely get in a build this age. Attached one-car garages with private driveway parking behind them. Natural gas forced air, central air, public water and public sewer.

One detail to check before you compare Valleybrook to anything else: the association fee on these listings is usually an annual figure, not a monthly one. It lands in a range that looks like a monthly fee, so it is easy to read wrong. There are two associations here, the Valleybrook master and The Links itself — ask what each one runs per year on the specific unit.

What those dues cover is the whole proposition: exterior maintenance, lawn care, snow removal and the community landscaping. There is a pool available to residents for a small recreation fee, and Jaworski Golf runs eighteen holes with a driving range through the development, minutes from the door. Route 42 and the Atlantic City Expressway put Philadelphia and the shore points inside a straightforward drive.

The structural difference between the Valleybrook sections decides most of these decisions and no listing spells it out. The Links carries garages nearly across the board, with basements in a handful worth hunting for. St Andrews on Doral Drive is garage-yes, basement-no throughout. Glen Eagles on Pebble Lane is the reverse. And Players Place, the largest section, is condo flats with mostly neither. The parent Valleybrook page shows all six sections at once. One caution on the records, because it changes what you find elsewhere. Valleybrook carries six subdivision names in the MLS and they are not applied consistently — a good number of houses on these three streets were entered under the parent name rather than under The Links. Search a portal for this section by name and you will see part of it. La Costa Drive, Greens Way and Augusta Lane belong to The Links regardless of how a given listing was typed, and this page is built on the streets rather than the label, so what you are seeing is the whole section.
