Living in St Andrews
St Andrews is one of six sections inside Valleybrook in Blackwood, and it is the most consistent of them by a distance. Every house sits on Doral Drive, every one went up in 1991, and nearly every one is the same plan: three bedrooms, two full baths and a half bath, around fifteen hundred square feet, with a one-car garage. When you have seen one you have a fair idea what the next one holds, which makes shopping this section faster and comparing two units far more honest than it usually is.
The layout is practical in ways that matter daily. The garage opens straight into the kitchen — groceries in without stairs or weather — and the kitchen runs to a dedicated dining area and a spacious living room that opens through sliders onto a rear patio. All three bedrooms are upstairs together, including the primary, with both full baths up there with them and a powder room on the main level. Natural gas forced air, central air, public water and public sewer.
Two things about the money here are worth understanding, because they are the most common source of confusion in Valleybrook. St Andrews has its own association with a monthly condo fee. Separately, the whole development carries a small annual recreation fee — and because that yearly number falls in a range that looks like a monthly one, buyers regularly read it wrong. Get both figures on the specific unit and note which is which.
There is also currently a temporary special assessment in St Andrews tied to roof replacements, with a few years left to run. The other side of that is worth stating plainly: the roofs are already done, replaced roughly five years ago. A buyer here takes on a finite, ending cost in exchange for a roof they will not have to think about, which is a considerably better position than a community that has not addressed it yet. Confirm the remaining term and amount on the unit you are looking at.
The recreation fee buys the reason people are in Valleybrook at all. Eighteen holes of golf run through the development, along with walking trails, pickleball, a swim club and a pool. It is an active-outdoor community rather than a quiet one, and residents use it — morning walks, evening strolls, a round after work. Exterior maintenance, lawn care and snow removal are handled, which is the whole proposition for a buyer done with weekends spent on a house.
Because the houses are so alike, condition is the entire spread here, and it is a wide one. Units that have been fully updated trade meaningfully above ones still carrying original finishes, and the gap between them is large enough that a buyer willing to do cosmetic work has real room to capture. In a section where the floor plan and the square footage are effectively fixed, that is the only variable left — which makes it unusually easy to see what you are paying for.
Within the development, The Links on La Costa Drive is the section actually on the fairways, and Players Place, the largest section, is condo flats at a lower entry. Glen Eagles on Pebble Lane reverses the trade St Andrews makes — basements, no garages. The parent Valleybrook page shows all six at once. Location is the quiet argument. Valleybrook sits close to Philadelphia, Route 42 and the major highways, with shopping and dining minutes out, while feeling removed from all of it — a golf-course community you can be in and out of quickly.
