Living in Sea Point

Sea Point occupies the northeast corner of Brigantine, where the island turns and the beach wraps around toward the inlet. Ocean Drive West, Ocean Drive South, Seaspray Road, Harbour Court and Sunset Court make up the neighborhood, with water on two sides of it. This is the top of the Brigantine market and it is the only part of the island where a buyer can own a detached beachfront house rather than a share of a building.

The geography is what you are buying and it is genuinely unusual. Because the neighborhood sits on a corner of the island rather than along one side of it, a house here can face the ocean for sunrise and look across the inlet and bay for sunset, with the Atlantic City skyline lit up across the water at night. Most beachfront property anywhere gives you one direction. This gives you three, and the Fourth of July fireworks over the skyline happen to land in the middle of the view. The homes on the beachfront line sit on raised lots behind glass fencing so the sightlines stay open, and several have decks on multiple levels to use them.

There is no homeowners association here and no fee. That is worth stating plainly because every condominium community in Brigantine works the other way, and it changes what you are comparing when you look at prices across the island. Here the house is yours, the lot is yours, the maintenance is yours, and nobody votes on what you do with it. That is the whole appeal for the buyer who wants a real house at the shore rather than a unit in a building with rules, and it is the reason this neighborhood attracts owners who intend to keep a property in the family rather than trade it in five years.

The homes themselves are substantial and they vary widely. What trades here runs from roughly two thousand square feet up past forty-four hundred, four and five bedrooms, two-story and three-story construction, with attached two-car and three-car garages, which on a barrier island is close to unheard of. Many have been substantially renovated: sunken family rooms built around a picture window, great rooms designed to hold a crowd, en-suite bedrooms throughout, libraries and dens, enclosed outdoor showers, fenced yards, sprinkler systems and landscaped grounds. Interiors and vintage differ enough that these are not comparable properties in the usual sense — each one is its own thing, and that is why the price band is as wide as it is.

The number that matters most on this page is how rarely these come up. Sea Point is a small neighborhood of detached houses whose owners tend to hold them for a long time, and there have been stretches when a single beachfront home was the only one for sale on the entire island. If this is where you want to be, the sensible move is to be on the list before something appears, because the good ones here are typically spoken for by people who were already watching. This is not a market you shop by checking a portal every few weeks.

A few practical items. Ask about flood zone designation and insurance early rather than late on any oceanfront or bulkheaded property here — it is ordinary for this location and it belongs in your numbers from the start. Ask what the annual carrying cost actually looks like, since without an association fee the tax and insurance lines are doing all the work. And ask about rental history and local short-term rules if you intend to rent, since there is no association setting a policy for you here.
