Living in the Sandpiper

The Sandpiper sits at 4600 West Brigantine Avenue at the southern end of Brigantine, on the ocean side with the dune field and the beach path directly behind it. The building runs three to five stories with an elevator, and it is a boutique property by design — fifty-four homes in total, which is small enough that the association can keep the place tight and large enough to carry real amenities. Homes run one and two bedrooms on a single level, with balconies facing the water.

Start with what fifty-four units means in practice, because it is the most important thing about this building. Homes here do not come up for sale often. When one does, it tends to move, and buyers who have been watching this building are already watching when it lists. If the Sandpiper is where you want to be, the useful move is to be on the list before something appears rather than to check back monthly and find it under contract. That is not a sales line — it is how small oceanfront buildings on this island actually trade.

The pool is lifeguarded. That is worth pausing on, because no other condominium community in Brigantine offers it. Every other building on this island hands you a pool and a sign telling you to swim at your own risk. If you have grandchildren visiting, or you are the person who ends up watching everybody else's kids in the water, the difference between those two arrangements is significant and it shows up every single weekend of the summer. The property also carries an outside shower, bicycle storage, and two assigned tandem parking spaces per home — a real allocation, not a scramble.

The floor plans were laid out with some thought. In the two-bedroom homes the bedrooms sit at opposite ends of the unit rather than side by side, which gives genuine privacy between the people who live there and the people visiting them. Homes have oversized decks with ocean views and direct access to the beach path. Interiors range from original to fully updated; several homes trade furnished, and mechanical systems in the more recently updated homes are newer, so ask specifically about the heat pump, the water heater and the sliders, since those are the items that come due in a building of this vintage.

On rentals, the Sandpiper allows weekly rentals and the building is pet friendly. That combination puts it in a small group in Brigantine — plenty of buildings here permit one or the other, fewer permit both. It makes this a workable building for an owner who wants to use the place for part of the season and rent the rest of it, and for a family that wants to spend its own weeks here and offset the carry the rest of the summer. Confirm the current rules with the association before you write, since associations amend them.

The location puts you at the quiet end of the island but still within walking or biking distance of dining, retail, groceries, the community center, the pickleball courts, the skate park and the dog park. The association fee covers insurance, maintenance, management, trash, water and the pool. If you want a larger, more fully appointed oceanfront building, the Raman sits at the downtown end with a fitness center and heated pool.
