Raman Beach Condos for Sale
Direct oceanfront condos on West Brigantine Avenue in Brigantine, live from the MLS.
Living in Raman Beach
The Raman occupies the oceanfront at 600 West Brigantine Avenue near 6th Street South in Brigantine, at the downtown end of the island rather than the quiet south end. That location does real work: you are steps from the sand on one side and walking distance to the shops and restaurants on the other, which is a combination most oceanfront buildings on this island cannot offer. Public beach access sits at the corner. The building went up in 1985, runs three to five stories, and is the most fully appointed condominium property in Brigantine.
The homes are the first surprise. Rather than the single-level flats you find in every other oceanfront building here, the Raman is laid out as townhouse-style homes on two levels — two bedrooms, two and a half baths, with the bedrooms and a second laundry upstairs and the living space below. Each home carries two private balconies, one on each level, so you get a morning space and an evening space rather than one shared deck. At roughly fifteen to sixteen hundred square feet, these live like small houses stacked into an oceanfront building, which is a genuinely unusual thing to find on a barrier island.
The amenity package is the second surprise, and it is the deepest in town. A secure entry lobby. Two elevators, which anyone who has waited for a single one in August will appreciate. A heated pool, so the season runs longer than the eight weeks a cold pool gives you. A fitness center and a club room. Covered parking with a carport, an outdoor shower, and — the detail that tells you the building was designed by people who actually live at the shore — common storage rooms for kayaks and bikes, plus a private locker for your own beach chairs and gear. Nothing else in the Brigantine condo market carries that full set.
Views run straight out over the ocean, unobstructed, and homes that have been renovated here have been renovated properly: walls opened up between kitchen and living space, custom granite, designer cabinetry and lighting, tankless water heaters, smart thermostats, gas fireplace logs, fully rebuilt baths. Interiors range from original to complete high-end renovation and that spread, not square footage, is what moves value across the building. Ask what has been done and when, and ask to see it rather than reading about it.
A few practical items. The association fee covers amenities, insurance, maintenance, management, trash and the pool. The community is pet friendly for owners, with restrictions — confirm the current rules against your own animal. Records here indicate the building sits in a designated flood zone, which is ordinary for oceanfront property on this island and simply means insurance is part of the conversation; ask early rather than late so it is priced into your thinking. And ask what is due at settlement beyond price and normal closing costs, since Brigantine associations handle that differently from one building to the next.
If you want the same downtown-adjacent position with a different format, compare against Krystal Beach and the Islander at the south end, or Cedar Sands if you want to be directly on the sand in a smaller, simpler building. For the two-level townhouse format away from the oceanfront, Coquille Beach offers it with an attached garage. For the bay side of the island entirely, see bayfront homes, or work through every building at once on the Brigantine condos page.
