Living in Barlow

Barlow sits in the northwestern 08002 corner of Cherry Hill Township, on a tight rectangular street grid between Chapel Avenue and Route 38. The addresses run along Barlow Avenue, Linderman Avenue, State Street, Woodland Avenue, Lincoln Avenue, Union Avenue, Monroe Avenue, Evergreen Avenue, Plymouth Place, Petitt Avenue, Dudley Avenue and the college-named streets to the south — Princeton, Yale, Harvard and Essex. No association, no gate, houses on their own lots.

The first thing to understand is that Barlow predates Cherry Hill. Most of these houses went up in the 1920s, with a good number from the teens and thirties and a scattering into the fifties — which means this neighborhood was standing and occupied for thirty years before the township took the Cherry Hill name and built the subdivisions everyone pictures. The street grid shows it. Short blocks, rectangular lots, sidewalks, alleys in places, and streets that meet at right angles rather than curving into cul-de-sacs. Nothing else in Cherry Hill is laid out this way except Ashland down at the rail station, and the two of them are the township's only genuinely pre-war pockets.

The housing stock follows from the era, and it is the reason to shop here. The bungalow is the signature form in Barlow — true bungalows, plus Cape Cods, straight-line bungalow variants, Dutch Colonials, Colonials and Traditionals, with ranch and rambler plans filling in the fifties end. That matters because the bungalow barely exists in the rest of this township. Cherry Hill was built for the split level and the colonial; if you want front-porch, low-slung, 1920s craftsmanship inside this school district, this is more or less where it is. Two, three and four bedrooms, bath counts that range from a single full up to three-and-a-half in the houses that have been opened up, and basements on most of them.

A built-out grid does not stop changing, it just changes in place. There are houses here from 1987 and 1988 on State Street and Petitt Avenue — infill on old lots, sitting among neighbors sixty years their senior. That pattern continues, and it is worth knowing when you compare two houses a block apart: on these streets the build year varies more than the location does. For the lower end of the Cherry Hill market, Barlow is one of the few places in the township where that search reliably returns detached houses with yards.

Schools are Cherry Hill Township Public Schools, and Barlow feeds Cherry Hill High School West — a settled answer here, unlike the neighborhoods further east where the East and West line runs straight through them. Location is the quiet strength: Route 38 and Route 70 both sit minutes away, Haddonfield is just west, and the Ellisburg shopping corner and the Cherry Hill retail corridor are close enough to walk to from the northern streets. Buyers shopping this vintage in 08002 generally also look at Erlton, the township's other early neighborhood. The recently sold homes across Cherry Hill are the clearest read on where pre-war stock actually prices.
