Eagle Hill Townhomes for Sale
Brick townhomes on Lafayette Lane backing the woods off Cropwell Road — live from the MLS.
Living in Eagle Hill
Eagle Hill is a townhome community on Lafayette Lane in the 08003 section of Cherry Hill Township, set back off Cropwell Road. The whole community dates to 1979, and the buildings are brick — not siding over frame, brick and mortar, which is the kind of thing that matters more forty-five years in than it did on the day they were finished.
Start with the schools, because this is the rare Cherry Hill address where the entire chain is nameable. Bret Harte Elementary, Henry C. Beck Middle School, then Cherry Hill High School East. Most of this township leaves a buyer guessing at one end or the other — several of the best detached neighborhoods here are split between East and West with the line running between houses on the same street. In Eagle Hill all three are settled, and the elementary school and its fields sit close enough to walk.
The other thing you get here is the back edge. The community backs onto woods on its western side — a genuine tree line, not a landscaped buffer — so the rear yards look at trees rather than at somebody else's patio door. On a townhome that is the whole difference in how the place feels, because the one thing attached housing usually cannot give you is a private outlook. The yards here are fenced and back straight into it.
The units run three bedrooms with two-and-a-half baths across two levels, reaching close to 2,000 finished square feet in the larger end-unit models — which is a lot of townhome, more than most detached houses of the period in this township offered. Layouts are filed as Straight Thru, meaning front-to-back with the windows at the two ends, and the end units pick up side windows the interiors do not have. Upstairs, primary suites with private balconies overlooking the trees. Central air on gas heat, brick and mortar foundations. Worth knowing what is not here: no basements and no garages — parking is driveway plus public spaces, and storage happens inside the unit.
The association is light. A modest monthly fee maintains the common grounds, and there is no recreation fee and no pool — so this is the low-fee, low-amenity end of the attached market rather than the clubhouse-and-tennis end. That is a real choice rather than a shortfall: if you want the amenity package, Chanticleer sits a few hundred yards northeast up the same road and carries a pool, tennis courts and a clubhouse for a considerably larger monthly. The Woods is the other attached neighbor on this stretch of Cropwell. For the full picture, Cherry Hill condos and townhomes is the wider net.
Eagle Hill is small and produces listings occasionally rather than steadily, so a buyer who wants specifically this community should be watching rather than browsing. Schools are Cherry Hill Township Public Schools as described above. Cropwell Road connects to Kresson Road and Evesham Road, putting Route 70, Route 73 and I-295 all within a few minutes. The recently sold homes across the township are the clearest read on where attached product at this size actually prices.
