Living in The Woods

The Woods is a condominium community in the 08003 section of Cherry Hill Township, set into the tree line on the north side of Kresson Road. Addresses run along The Woods, Hickory Circle, Chestnut Circle, Kennet Court and Meerbrook Court — garden buildings of one to four floors, grouped around interior parking lots with woods on three sides.

Start with the thing that catches everyone. This is not one community but two: THE WOODS and THE WOODS II are separate MLS strings, separate phases, and separate homeowners associations with separate management companies and different fee inclusions. Woods I went up in 1985 and its fee covers lawn care on all sides, snow removal, trash, common area maintenance and management. Woods II came the following year, is managed by a different company, and its fee covers common area maintenance and lawn maintenance — a narrower list. The buildings look alike from the parking lot. What you are buying into does not.

The product differs too. Woods I runs smaller — one and two bedrooms from roughly 735 up to about 1,090 square feet. Woods II runs larger and more uniform, clustering between 1,030 and 1,150. Both phases carry a loft tier worth asking for by name: two-story units with cathedral ceilings and an upper loft usable as an office, guest room or den, plus a private balcony. There are also penthouse units and at least one A-frame designation in the record. Every unit has in-unit laundry hookups and central air; none have basements or garages, and parking is assigned surface parking.

Now the most important thing on this page, and it is not on the listing sheet for most buyers to notice. Some units in this community are deed restricted under the Cherry Hill Township Moderate Priced Housing homeownership program. That means a buyer must be approved by the township's Department of Community Development as income-eligible before purchase, approval is required before a showing can even be scheduled, owner occupancy is mandatory, and household size is tested against the unit — a single buyer does not qualify for a two-bedroom under the program rules. Restricted units sell for a fraction of what unrestricted units in the same buildings bring, which is exactly why the pricing here looks erratic to anyone reading a sold list from the outside. If you see a number here that seems impossible, that is usually why. Verify the restriction status on any specific unit before you do anything else.

For an unrestricted buyer, The Woods sits at the affordable end of the township's attached market and is one of the most realistic ways into an 08003 address. Its range overlaps the more affordable Cherry Hill searches across the board. What it does not offer is amenities — there is no pool, no clubhouse, no tennis court, no fitness room. Two search notes. Addresses in this community are entered inconsistently — some as a number on "The Woods," some on "The Woods Ii," some on Hickory or Chestnut Circle, and at least one unit is documented as appearing under two different street names. Searching by address will miss listings; the community name is the only reliable handle. And Chanticleer sits immediately west along Kresson Road, a larger and older complex that buyers frequently confuse with this one from the road.

Schools are Cherry Hill Township Public Schools, and the listings here carry Cherry Hill High School East — a clean answer in a township where that question is the first one asked. Kresson Road runs east into Evesham and Marlton and west toward Haddonfield, with Brace Road, the Route 70 corridor and PATCO connections for the Philadelphia commute all a short drive. Ramsgate and the saints' courts sit just north. The recently sold homes across the township are the clearest read on where this tier actually settles.
