Chanticleer is one of the largest attached communities in Cherry Hill Township, filling a wooded tract in 08003 between Cropwell Road and Kresson Road. The buildings sit along Chanticleer itself with courts branching off it — Reynard Court, Brittany Court, Normandy Court, Chaparral Court, Sorrel Tree Court and Emerson Court — and the whole thing is wrapped in mature trees rather than parking lots. It is also one of the busiest attached markets in the township: there is nearly always something trading here, which is not true of most communities this size.

Start with the thing that will actually cost you time on your first visit. Every unit here carries a bare number on a single street name — 342 Chanticleer, 802 Chanticleer, 1217 Chanticleer, 1608 Chanticleer — with the courts serving as the way in rather than as addresses. Four-digit numbers on one street name is more than most navigation software can resolve, and one listing agent put a warning in capital letters telling buyers to ignore their GPS and come in off Cropwell Road to Walden Pond and turn from there. If you are touring three units in an afternoon, know that going in.

The street names are worth a second look too. Chanticleer is the rooster in Chaucer's Nun's Priest's Tale and Reynard is the fox who tries to eat him — the two of them are the entire story, and they sit here on the main road and its first court. Brittany and Normandy face each other a few hundred feet away. Somebody drawing this plan in the mid-eighties was enjoying themselves, and it is the kind of detail a portal will never tell you about a place you are considering living.

The housing is not one product, and this is the question to ask before you tour. Chanticleer trades as single-level flats, interior-row townhomes and end-of-row townhomes, all under one community name. An end unit buys you windows on three sides and no neighbor on one wall; an interior row is warmer and quieter and usually costs less. Three bedrooms with two-and-a-half baths is the common shape, with two-bedroom plans in the flats, and floor areas running to roughly 1,600 square feet in the larger townhomes. Two-story family rooms with floor-to-ceiling glass, wood-burning fireplaces, center-island kitchens, second-floor primary suites, main-floor laundry, attached one-car garages with driveway parking, central air on forced gas heat. One practical note: the monthly obligation varies noticeably from unit to unit here, which generally points to phases carrying different responsibilities — worth asking which one a specific address sits in.

The community carries real shared amenities — a pool, tennis courts, a clubhouse and a playground — which puts it in a different category from the low-fee, low-amenity attached communities elsewhere in the township like Barclay Walk. Buyers weighing this level of attached product in Cherry Hill are generally also walking Kings Croft, Tavistock and The Woods in the same weekend — those four are the township's core attached market and they are genuinely different from one another rather than four versions of the same thing. If you want the whole picture, Cherry Hill condos and townhomes is the wider net.

Schools are Cherry Hill Township Public Schools, with Cherry Hill High School East across the addresses in this pull. Kresson Road puts Route 70 and the Haddonfield line within a few minutes, Route 73 and the Turnpike are close on the other side, and the shops and restaurants of Haddonfield are a short drive west. The recently sold homes across the township are the clearest read on where a community with this much turnover actually prices.
