Greensward Townhomes for Sale

Large mid-eighties townhomes with full basements off Kings Highway North — live from the MLS.

Living in Greensward

Greensward is a townhome community on its own street — Greensward Lane — in the 08002 section of Cherry Hill Township, set off Kings Highway North near Chapel Avenue. It was built between 1985 and 1987, which puts it among the newer attached communities in this part of the township.

The thing that separates Greensward from most of Cherry Hill's attached market is simply size. These units run from about 1,750 to nearly 2,000 finished square feet above grade, and they have full basements underneath. That is larger than a good deal of the detached housing in this township's older neighborhoods, and the basement is the part almost no attached product here offers — only Centura, Europa and Cherry Parke come close. For a buyer leaving a single-family house and unwilling to give up either the room or the storage, this is a short list of one or two.

The layouts are three bedrooms with two-and-a-half baths across two levels, in Contemporary and Colonial-Contemporary styling, with attached garages, central air and primary bedrooms running better than twenty feet on the long wall. Both interior-row and end-of-row units trade here, and the difference is real: an end unit picks up windows on a third side and one fewer shared wall. One of these is filed as an A-Frame, which is an unusual thing to find in an eighties townhome row and worth a look if it comes up. Worth asking one more question too — the kitchens are not uniform across the community, with gas cooking in some units and electric in others.

The fee is straightforward and it is on the low side. It covers the ground fee, common area maintenance, lawn care on the rear and sides, snow removal and trash — and it stops there. There is no pool, no clubhouse and no recreation fee. That is the design rather than an omission: nothing shared to maintain means nothing shared to assess for. If you want the amenity package instead, Chanticleer carries a pool, tennis courts and a clubhouse for a considerably larger monthly. Cherry Hill condos and townhomes is the full picture if you are still narrowing.

The siting is better than the street address suggests. The rows back onto open ground and trees on the northern and eastern sides rather than onto more buildings, and the community sits behind the Kings Highway frontage rather than on it. If detached is what you actually want, Brandywoods is directly across Kings Highway — close enough to walk to, four-bedroom colonials, and a useful comparison to make in the same afternoon.

Greensward is small and produces listings occasionally rather than steadily. Schools are Cherry Hill Township Public Schools. Kings Highway runs south into Haddonfield and its PATCO station, with Chapel Avenue, Route 70 and Route 38 all a few minutes out. The recently sold homes across the township are the clearest read on where attached product at this size actually prices.
