Large mid-sixties bi-levels and splits on curving lanes off Cooper Landing Road — live from the MLS.
Knollwood sits in the 08002 section of Cherry Hill Township, east of Cooper Landing Road on a set of streets laid out in long concentric curves. The streets are Knollwood Drive, Ivy Lane, Pebble Lane, Bellows Lane, Jade Lane, Lantern Lane, Knoll Lane, Eddy Lane, Darby Lane, Coach Lane, Glen Lane, Liberty Lane, Lafferty Drive and Poplar Terrace. There is no association and no gate, and the layout has a ball field and a school field inside it rather than at the edge — the streets were drawn around the open space instead of the other way round.
The housing here is bigger than anything else of its vintage in the township. Four bedrooms is the floor in Knollwood, not the ceiling — the recent record runs four, five and six bedrooms with nothing smaller in it, and two-and-a-half baths is the standard configuration, with three-full-bath houses scattered through. Compare that to the fifties neighborhoods a few minutes south, where four bedrooms with a single full bath and a half is what the era built. Knollwood came later and it came larger.
That timing is tight. The neighborhood went up between 1961 and 1964, with the clear majority of it built in 1964 — a three-year build-out right as the township was coming into its own under the Cherry Hill name. The dominant form is the Bi-Level, with Split Level, Colonial and Traditional filling in and a handful of contemporaries; several records carry hybrid designations like bi-level contemporary, which is exactly what a builder in 1964 was selling as modern. One 1964 house on Bellows Lane is entered as an A-Frame, which is a genuinely unusual thing to find inside a South Jersey subdivision.
What that combination produces is a neighborhood that competes at the top of the township without being a luxury enclave. Knollwood's range runs well above where most of Cherry Hill's mid-century detached stock settles, and the reason is square footage and bedroom count rather than address or amenity — there is no clubhouse and no gate here, just consistently large houses on good lots. Buyers who need the space and do not want to pay for a newer build generally end up comparing this neighborhood against Old Orchard and Woodcrest, and deciding on layout.
One name to keep straight. There is a second Knollwood Drive on the other side of the township, down near Kings Highway North by Kingston Estates in 08034 — a different road in a different ZIP, several miles from here. If you are searching by street name rather than by neighborhood, you will cross both, and they are not the same market. Cherry Hill has a dozen of these collisions and this is one of the easier ones to walk into.
Schools are Cherry Hill Township Public Schools, and a school field sits inside the neighborhood itself — walkability to it is the kind of thing that keeps families here through more than one house. Cooper Landing Road puts you at Route 70 and the Cherry Hill Mall in a couple of minutes, with Church Road running east toward the I-295 and Turnpike interchanges, and Garden State Park and its shopping district just west. The recently sold homes across the township are the clearest read on where this tier actually settles.
Four Bedrooms Minimum.
Six at the top.
