Custom ranchers on near-acre lots off Kresson Road in Cherry Hill's 08003 — live from the MLS.
Volken Tract sits at the far eastern edge of the 08003 section of Cherry Hill Township, north of Kresson Road and east of Marlkress. The whole neighborhood is three streets — Barbara Drive, Winding Drive and Imperial Drive — running down toward the North Branch of the Cooper River, which forms the back boundary. Past the river there is open ground rather than more subdivision, so the eastern lots here back onto water and field. That is an unusual position in a township this built out, and it is most of what makes this pocket what it is.
The houses date to the late fifties and early sixties, and they do not read as tract product. Across a handful of streets the records run Ranch/Rambler, Contemporary, and Colonial, with build years spread across several years and square footage ranging from the mid-two-thousands up past thirty-five hundred — and in one case well beyond it. Ranch and rambler is the dominant form, which is worth knowing because single-level living on a large lot is a hard combination to find anywhere in Cherry Hill; the township's single-story and ranch homes search is the fastest way to see what else is available in that shape. Bedroom counts run three to five, with two-and-a-half baths as the common configuration and more than that on the larger houses.
The lots are the real story. These are detached, fee simple houses on parcels approaching a full acre — dimensions in the range of a hundred seventy-five by two hundred twenty-eight feet on one recent record — with no association, no gate and no shared anything. Driveway and garage parking runs to half a dozen spaces on the bigger properties. For comparison, the township's homes on an acre or more is a short list in Cherry Hill, and this pocket sits right at that threshold. Several properties here have pools, and the pool home searches will show which ones are currently on the market.
One structural item to raise with your agent early: at least some properties in this pocket are on private septic rather than public sewer. That is rare this deep inside Cherry Hill and it is not something to assume either way — it varies by address, it affects inspection scope and it occasionally affects financing, so confirm the sewer field on the specific house rather than for the neighborhood. Water is public.
Schools are Cherry Hill Township Public Schools, and this side of the township feeds Cherry Hill High School East. East-or-West is the first thing most buyers here want settled and it is the one question the listings themselves rarely answer clearly, so it is worth having up front. Immediately west, Charleston Riding sits along the Riding Drive streets and is the nearest comparable detached neighborhood, though on smaller lots and a tighter layout. Kresson Road runs along the south end and connects west toward the center of the township and east toward the Route 73 corridor and Marlton. The recently sold homes across Cherry Hill are the clearest read on where this tier of detached housing actually settles — and this pocket sits at the upper end of it.
