Living in Ridings of Fox Run

Ridings of Fox Run sits in the 08003 section of Cherry Hill Township, west of Marlkress Road on the wooded ground that runs down to the New Jersey Turnpike. The streets are Red Oak Drive, Sequoia Road, Buttonwood Drive, Teak Court, Southeast Gate Drive and Roland Court. Detached houses on their own lots, fee simple with no association, on a layout of curves and cul-de-sacs with mature canopy over most of it.

The street names hold a theme and it fits the setting. Red Oak, Sequoia, Buttonwood, Teak — trees, street after street, in a neighborhood built into woods that were already there. The developer picked the theme from what was on the ground rather than from a catalog, which is more than can be said for the Florida and New England names scattered elsewhere in the township.

The housing is late-seventies and it is a distinct form. Ridings of Fox Run went up between 1977 and 1979, running three and four bedrooms with two-and-a-half baths and square footage from roughly 2,400 up past 3,000. Contemporary is the dominant style with Colonial mixed in, and several of these are genuine three-level homes with a basement underneath and an attached garage — not a bi-level or a raised ranch, but three real floors of living space. That is a seventies architectural move Cherry Hill's earlier neighborhoods simply do not have.

The school picture here is unusually well documented. Listings carry Cherry Hill High School East, and the elementary assignment shows as James Johnson Elementary. Most Cherry Hill listings name the district and stop; when the elementary is on the record it removes a real unknown for a family with young children, because the elementary boundaries inside this township are not obvious from a map. Worth verifying on the specific address, but the pattern here is consistent.

Now the naming problem, and it is the worst in the township. Cherry Hill has three separate communities built on the word "Fox" and three built on the word "Riding," and this neighborhood uses both. Fox Hollow and Fox Hollow Woods are separate neighborhoods with separate street sets on the other side of Kresson Road. Charleston Riding and Charleston Woods sit southeast across Marlkress, where North Riding Drive and Riding Drive run — streets that belong to those communities, not to this one. If you are searching "Fox" or "Riding" in Cherry Hill you will land in five different markets. Name the community.

Schools are Cherry Hill Township Public Schools. Marlkress Road runs north to Kresson Road and the Route 70 corridor beyond it, with the Turnpike and I-295 interchange immediately west — fast in every direction, with the highway as the trade-off for the woods. Buyers who want this kind of wooded lot elsewhere in the township generally look at the larger-acreage listings, and several lots here carry pools that the pool home searches will surface. The recently sold homes across Cherry Hill are the clearest read on where this tier actually settles.
