Living in Beau Rivage

Beau Rivage is a small run of townhomes on its own street, tucked off Joseph L. Bowe Boulevard on the northwest side of Glassboro. What makes it worth knowing about is not the community itself but where it sits: directly across from Rowan University's athletic fields and residence halls, with the campus core a short walk down North Campus Drive. There is no other for-sale housing in the borough this close to the university. Most of what surrounds it is student apartments that never come to market at all.

The homes are consistent and modest. Interior rows and end units built around 1980, two stories, two bedrooms upstairs with a full bath on each floor, and roughly eleven hundred and fifty square feet laid out straight through — living room, dining room, eat-in kitchen and main-floor laundry on the ground level, bedrooms above. Frame construction, central air, natural gas heat, public water and sewer. No basements. Fenced rear yards on a number of them, which is the only outdoor space in the picture.

Two structural details are worth having straight before you look. First, these are fee simple with a monthly association — you own the home rather than a share of a building, and the fee covers the common grounds. Second, there are no garages and no assigned parking spaces. On a street this close to a university, parking is the thing people underestimate, and it is the single most useful question to ask before you commit.

Who ends up here splits cleanly in two. For an owner-occupant, this is the least expensive way into a home of your own in Glassboro — a real front door, a yard, and a walk to everything the university brings with it. For an investor, the proximity to Rowan is the entire thesis, and it puts Beau Rivage in the same conversation as the borough's duplexes and triplexes, which are converted older houses in the historic core rather than purpose-built rentals. Different product, same demand driving it, and both worth running the numbers on carefully rather than by feel.

Glassboro has an unusually deep attached-housing market for a borough its size, and Beau Rivage sits at the entry end of it. Moving up from here, Doubletree adds basements, High Street Estates and Richwood Crossing bring three and four bedrooms with garages, and Olde Orchard mixes rows and twins. Homes here are served by Glassboro Public Schools. Route 322 and Route 55 are minutes out, putting Philadelphia one direction and the shore the other, and the Rowan Boulevard downtown is a short drive. This is a small community and it does not turn over often, so an alert is a better strategy than checking back.
