Living in Olde Orchard
Olde Orchard runs along the western edge of Glassboro, with Greentree Road forming its boundary and working orchard on the other side of it — the name is not decorative. Hollybush Drive and Stoneshire Drive carry the community, with Hetton Court, Canterbury Court, Redwood Court, Snowfield Drive, Windsor Lane, Broxton Way, Ware Drive and Marlowe Court branching off them. Sidewalks and street lights throughout, and the borough water tower sits just outside the southwestern corner. Rowan University is a few minutes east.
Like several communities in this borough, Olde Orchard is three kinds of home under one name, and the name on a listing will not tell you which. Interior rows sit mostly on Hetton Court and Stoneshire Drive, running from around twelve hundred up past seventeen hundred square feet at two and three bedrooms. Twins and end units are on Canterbury Court and Redwood Court, closer to eighteen hundred square feet. Detached homes sit on Snowfield Drive and Hollybush Drive at three and four bedrooms, from roughly eighteen hundred up to twenty-four hundred square feet. The price ladder runs continuously from the rows through the singles rather than splitting into two markets.
The single most useful fact about this community is what it does not have: no homeowners association. For a townhome community that is genuinely unusual, and it changes the arithmetic against every other attached option in Glassboro. There is no monthly fee, no management company, and no association rules — which also means the exterior, the roof and the grounds are yours to handle rather than someone else's. Whether that reads as freedom or as work is the real question a buyer should answer here, and it is worth confirming for the specific address rather than assuming, since arrangements can vary by section.
The second thing that separates Olde Orchard is underneath. These homes have basements — full and often fully finished, several with nine-foot ceilings, effectively doubling the living space on a row home. Neither High Street Estates nor Richwood Crossing offers that, and among Glassboro's attached communities only Doubletree matches it. Garages run one car and a number are oversized with inside access, with two more spaces in the driveway. Construction is brick and vinyl on concrete perimeter foundations, with central air and natural gas throughout.
One naming caution. Olde Orchard's Stoneshire Drive and Hidden Creek's Stoneham Drive are two different streets in two different communities on opposite sides of the borough, one letter apart in practice, and they get confused regularly — sometimes in the listing data itself. If you are comparing homes across the two, confirm the street before you compare anything else.
Homes here are served by Glassboro Public Schools. Greentree Road runs north toward Sewell and Washington Township, Delsea Drive and the Rowan Boulevard downtown are minutes east, and Route 55 puts Philadelphia one direction and the shore the other. This is one of the more active communities in the borough with steady turnover across all three product types, so the borough-wide attached search and the newest listings are both worth watching.
