Hidden Creek Homes for Sale

Townhomes, twins and detached homes off Hampton and Tipton Boulevard in Glassboro. Live from the MLS.

Living in Hidden Creek

Hidden Creek sits in the northeast corner of Glassboro, tucked behind Mullica Hill Road with Hampton Boulevard and Tipton Boulevard running through it as the two spines. Stoneham Drive, Amesbury Place, Dover Circle, Granville Avenue, Fordham Place, Elmhurst Place, Quincy Court, Exley Court and Parke Court fill in around them in a set of loops and cul-de-sacs. The western edge backs onto Plank Run and open farmland, so a real share of these homes look out at fields and treeline rather than at another roofline — and the name is honest, because you can drive past the entrance on Route 322 without ever knowing it is back there.

What makes Hidden Creek worth understanding is that it holds three different kinds of home under one name, and a listing tagged Hidden Creek could be any of them. There are end-of-row townhomes, mostly along Stoneham Drive, running around seventeen to eighteen hundred square feet with three bedrooms, two baths, attached garages and slab foundations. There are twins on Amesbury Place, Dover Circle and Stoneham, from about sixteen hundred to eighteen hundred square feet, and these carry the widest bedroom spread in the community — two, three and four bedrooms, with several laid out so that bedrooms and a full bath sit on the main floor. And there are detached singles on Fordham Place, Elmhurst Place and Quincy Court, from roughly seventeen hundred up past twenty-one hundred square feet at three, four and five bedrooms.

The detached side is the largest slice of what trades here, which surprises people who know the community only by its townhome reputation. If you want a house on its own lot in a planned Glassboro neighborhood, this is one of the few places in the borough offering it alongside attached product at the same address, and the price ladder runs continuously from the rows up through the singles rather than in two separate markets.

Construction runs from the late 1980s forward. Vinyl siding is common, central air and natural gas heat are standard, and water and sewer are both public. Basements are the exception rather than the rule — most of these sit on slab — so storage tends to live in the garage or a shed. Garages are typical on the rows and the singles and less consistent on the twins, which is worth filtering for rather than assuming.

One local fact shapes demand here more than the housing stock does: Rowan University is a few minutes down the road, and some of these homes have been used as university-approved housing over the years. That keeps a steady floor under the market and means a fair number of owners here are investors rather than occupants. It also means condition varies more than in a community of this age normally would. For the investor side of Glassboro more broadly, the borough's duplexes and triplexes and the larger four-bedroom homes are the other two places to look.

A word of caution on the name. Hidden Creek's Stoneham Drive and Olde Orchard's Stoneshire Drive are two different streets in two different communities, one letter apart in practice, and they get mixed up regularly — including in listing data. If you are comparing the two, confirm which street a home is actually on. Beyond Olde Orchard, the attached comparisons worth running are High Street Estates and Richwood Crossing, with Doubletree being the other Glassboro community that mixes rows with detached homes.

Homes here are served by Glassboro Public Schools. Route 322 runs east toward Mullica Hill and west into the Rowan Boulevard downtown, Route 55 is minutes away for Philadelphia or the shore, and Inspira Medical Center is close by. This is an active community with steady turnover across all three product types, so watching the newest listings is usually more productive here than waiting on a specific street. For where these have been landing, see recently sold homes.
