Living in Union Square

Union Square is the newest detached community in Gloucester Township — built by Ryan Homes in 2019 and 2020 on a single loop street, Circle Drive, off Jarvis Road. In a township whose detached housing is overwhelmingly from the 1970s through the 1990s, a community less than a decade old is genuinely scarce, and it is the entire reason a buyer ends up here.

What you get for that is a house that has not started its replacement cycle. The roof, the furnace, the water heater, the windows and the kitchen are all original and all recent — which is the opposite of every other community in this end of the township, where the deciding question is how far along the previous owner got. Here there is nothing to get through yet. Buyers coming from a 1990s colonial that needs a roof understand that trade immediately.

The houses are current-generation plans: three and four bedrooms with two and a half baths, running roughly eighteen hundred to twenty-four hundred square feet above grade. Open main floors with the kitchen island and family room as one space, walk-in pantries, upper-floor laundry on the bedroom level, and finished basements that came that way rather than being added — which puts the usable square footage well past what the listings say. Tankless hot water, high-efficiency gas heat, central air, public water and public sewer. Decks and patios off the back, sidewalks throughout.

Lots run about a sixth to a fifth of an acre, which is the current standard and smaller than the 1990s neighborhoods nearby — that is the trade for the newness, and it is worth being honest about. The community is small and self-contained: one loop, no through traffic, woods along the southern and western edges. There is a monthly association fee covering common areas.

If a nearly-new detached house is the requirement, Union Square is one of very few places in this township to find one, and resales here are infrequent given how few homes there are. Buyers who want brand new rather than nearly new should look at Gloucester Township new construction, where Cobblestone Farms still has houses going up. For the same idea a generation earlier and with more land, Twin Streams and Forest Ridge are the comparisons.
