Living in Westbury Chase
Westbury Chase went up almost entirely in 1989, with a few homes either side of it, across Tenby Lane, Keatley Drive, Faybrooke Drive, Garrison Court and Hastings Court in Marlton. Three to five bedrooms, one and a half to three baths, colonials and contemporaries, detached throughout, on public sewer.
The thing that separates it from Marlton's other late-eighties neighborhoods is availability. Most communities at this level in the township produce a handful of sales a year and a queue behind them — Carrefour and Dominion, both built the same years, list rarely enough that a buyer waits. Westbury Chase turns over steadily, which means you get to choose between houses rather than take the one that happens to be listed.
The lots run wider than the township standard and they vary genuinely — from about an eighth of an acre up past a third, most sitting between a seventh and a fifth. In a neighborhood where the houses were built to a consistent standard in a single year, the parcel becomes one of the two things separating one closing from the next. Condition is the other, as it is in any thirty-five-year-old neighborhood.
Bath count is worth reading too. Some homes here carry one full and a half against three bedrooms; others show two and a half or three. That spread is wider than you would expect from a single build year, so it likely reflects what owners have done since rather than what the builder offered.
Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly catches buyers coming from a town that runs one. The closest comparisons in the township are Country Farms and Marlton Leas, and the township-wide four-bedroom homes search casts wider. The recently sold homes are the clearest read on where this end of the market sits.
