Living in Dominion
Dominion is a small detached enclave in Marlton, built between 1988 and 1994 on Dominion Drive and Sunnyside Court. Four bedrooms, two and a half baths, colonial and contemporary elevations, single-family throughout, on public sewer. Lots run right around a quarter acre, with the occasional parcel closer to 11,000 square feet.
What makes it worth knowing is where it trades. Dominion closes at the top of Marlton's resale market — on par with neighborhoods built decades later and with far more square footage. That is not a function of size or age; it is the enclave effect. A handful of houses, a cul-de-sac court, a street that goes nowhere else, and no through traffic. Buyers pay for that in this township, and the closings here show it consistently rather than as a one-off.
The flip side is availability. With this few doors, Dominion produces roughly one or two sales a year, and there are stretches where nothing lists at all. Anyone set on this specific address should be registered rather than checking back, because when one comes up it does not sit. The nearest comparisons on era and price are Briarwood, which offers more land, and Carrefour, built the same years just up the township.
Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly catches buyers arriving from a town that runs one. The township-wide four-bedroom homes search is the practical net while you wait on this one, and the recently sold homes are the only real read on a market that produces this few comparable sales.
