Elmwood Estates is a small detached enclave in Marlton, built in the late nineties on Christopher Drive and its neighboring cul-de-sacs. Four-bedroom colonials, two and a half baths, two-car front-entry garages with interior access, on quarter-acre lots and public sewer. It is one of the last groups of detached homes Marlton put up before the township effectively ran out of ground, which is why the houses here are considerably larger than what was built on the same size parcel twenty-five years earlier.

Location is the real argument for this neighborhood. Elmwood Estates sits within walking distance of Savich Field and Marlton Christian Academy — you can send a kid to a ballgame on foot, which is not true of most of the township's newer pockets. It is also positioned between the two shopping cores that Marlton buyers actually use day to day, Greentree Square and Centerton Square, without sitting on top of either one. Quiet street, three minutes to everything.

The houses were built for how people actually live now rather than in 1970 — finished basements with real usable space, sunrooms, and deep backyards are standard features here rather than additions someone made later. That combination of late-nineties construction and genuine room is why this enclave holds its position at the upper end of the Marlton market, alongside neighborhoods that trade on land or on being newer.

Turnover is very light. This is a small community and the houses are the kind people stay in, so a listing here is an event rather than a routine occurrence — and when one does come up it tends to draw more than one offer. If Elmwood Estates specifically is what you want, register for alerts rather than checking back, because the window is short. The nearest comparisons in the township are Briarwood and Country Farms, and the wider four-bedroom homes search is the practical net while you wait.

Public schools are Evesham Township School District for K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers arriving from a town that runs one. The township's recently sold homes are the only real read on where an enclave this small trades, since it does not produce enough sales of its own to set a pattern.
