Living in Hearthstone

Hearthstone is a small townhome community in Marlton, built in 1998 and 1999 on Hearthstone Lane. Three bedrooms, two full baths and a powder room, interior row and end of row, on public sewer. It is one of the newer attached addresses in the township — most of Marlton's townhome inventory went up two decades earlier — and one of the smallest, which is the pair of facts that explains everything else about it.

These trade at the top of Marlton's attached market, ahead of communities with more square footage and more bedrooms. The premium is not about size. It is a late-nineties build with the layouts and finishes buyers expect from that era rather than from the seventies, on a single street with no through traffic, in a community small enough that everyone knows the block. That combination does not come up often in this township and the closings here reflect it consistently.

The choice within the community is interior row against end of row, and here the gap is unusually wide. End units sit on roughly double the land of an interior unit — up to about a seventh of an acre against a fourteenth — on top of the usual advantages of one shared wall, more light and more usable yard. If an end unit is the goal, say so early, because on a street this short there are only so many of them and they do not sit.

Turnover is light by definition. When Hearthstone is dry, the closest matches on age and finish are Delancey Place, newer and far more available, and Reserve at Marlton at the same end of the market. The Marlton condos and townhomes page collects every attached community in the township. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which catches buyers arriving from a town that runs one. The recently sold homes are the truest read on where the ceiling of Marlton's attached market actually sits.
