Living in Delancey Place
Delancey Place is one of the most active attached communities in Marlton — and one of the newest of any size. Built between 2002 and 2004 on Delancey Way, Baltimore Drive and Buxmont Road, it runs two and three bedrooms, two full baths plus a powder room, interior row and end-of-row, all on public sewer. Where most of the township's attached inventory dates to the late seventies and eighties, everything here is a generation newer, and it shows in the layouts.
The pitch is low-maintenance living, and it is the real thing rather than a marketing line. No lawn care, no snow removal, no major exterior upkeep — the association handles it, which is why this community draws two very different buyers at once: people buying their first place who do not want a weekend of yard work, and people coming down out of a large Marlton house who are done with it. Inside, the primary bedroom carries its own private bath and two closets, one of them a walk-in, which is more storage than the square footage suggests.
Delancey Place lists constantly. That is the single most useful thing to know about it: a buyer who wants in does not wait. Across the rest of Marlton's attached market, a specific community might produce a handful of sales a year and a queue behind them — here there is almost always something moving, in both the two-bedroom and three-bedroom sizes. It makes this one of the easiest addresses in the township to actually buy into, and one of the more predictable ones to sell in.
The choice that matters most within the community is interior row against end of row. End units carry one shared wall instead of two, more natural light, and more usable outdoor space — and they consistently command a premium over an interior unit of the same size and bedroom count. If an end unit is what you want, that is worth saying up front rather than working it out three showings in, because they do not sit long.
Size is the other split. The two-bedroom units are the entry into the community and the closest thing Marlton has to a genuine starter address at this build quality. The three-bedroom units step up into territory that competes directly with older single-family houses elsewhere in the township — newer construction and no exterior upkeep, against a yard and a garage. That is the actual decision most buyers here are making, and it is worth making deliberately. The township-wide three-bedroom homes search is the fastest way to see both sides of it.
Within Marlton's attached market, the nearest comparisons on age and finish are Berkshire Woods, newer and much smaller, and Reserve at Marlton. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly catches buyers arriving from a town that runs one.
