Living in Meadows

Meadows is a small detached neighborhood in Marlton, built between 1996 and 1998 across Clinton Lane, Dunn Court, Cheryl Court and Elkins Lane. Traditional and transitional elevations, detached throughout, on public sewer. It went up at the tail end of Marlton's building years, on ground the township had very little of left.

The specification is unusually consistent. Four bedrooms and two and a half baths runs through effectively every home here — not a range, not a spread, the same configuration address after address. That matters practically: in most Marlton neighborhoods the first thing to sort is what you are actually comparing, and here there is nothing to sort. Condition and lot position are the whole comparison, which makes this an unusually straightforward neighborhood to shop.

The layout is the other half of it. Meadows is built on cul-de-sac courts rather than through streets, and the eastern and southern edges back to open wooded space rather than to another row of houses. A fenced yard against trees is a different thing from a fenced yard against a neighbor, and on a street this short it is the position that separates one address from the next.

One search note worth knowing: listings here sometimes describe Meadows as an enclave of Willow Ridge, and the two sit against each other off Willow Ridge Road with a street name in common. They are entered separately in the MLS and they are different buys — Willow Ridge is far larger, two decades older, and carries a genuine range of sizes and conditions. Everything filed under Meadows comes through this page either way.

This is a small neighborhood and it does not produce much volume, so anyone set on it should register rather than check back. The nearest comparisons on era and scale in the township are Westbury Chase and Woodlands, and the township-wide four-bedroom homes search is the practical net while you wait. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers arriving from a town that runs one. The township's recently sold homes are the clearest read on where a neighborhood this thin on volume actually trades.
