Woodlands Homes for Sale
The top of Marlton's sewered market — explore the latest live from the MLS.
Living in Woodlands
Woodlands is the highest-closing community in Marlton that sits on public sewer — built between 1997 and 2000 on Normandy Road, Brittany Boulevard and Chateau Circle. Four and five bedrooms, two and a half to three and a half baths, colonials with French and traditional elevations, detached throughout. Everything that trades above it in this township is out on septic and acreage; this is the ceiling for buyers who want township services.
The street names are French — Normandy, Brittany, Chateau — and the architecture follows, with several homes carrying French-influenced elevations. It is a deliberate theme, the same kind of gesture Ridings at Mayfair made in English a few years earlier, and it gives the neighborhood a coherent look that most late-nineties developments do not manage.
The houses are large and the lots are proportionate rather than squeezed — most parcels run between a quarter acre and three tenths, with some approaching a third. That matters because Marlton's other high-end option at this scale, Devonforde Estates, puts comparable square footage on noticeably less ground. Here you get the size and a real yard.
Three and a half baths is common in this community, which is unusual outside new construction and the estate end of the township, and five-bedroom homes turn up here. For a buyer who needs genuine room, wants a nineties or newer house, and does not want to take on acreage and a septic system, Woodlands is close to the only answer in Evesham.
It does not list heavily — this is a hold-onto-it neighborhood. The closest comparisons are Ravenscliff and Ridings at Mayfair, both a few years older and both similarly thin on volume. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District. The township-wide four-bedroom homes search is the practical net while you wait, and the recently sold homes are the clearest read on where this end of the market sits.
