Brandywood carries a monthly condo fee that is low by any regional standard, and property taxes here are modest, which together are the real reason the community moves the way it does. There is also a capital contribution due to the association at closing, calculated from the monthly fee, which is normal for a community this age and simply something to have your lender and title company account for rather than discover at the table.
A word about who buys here, because it shapes the market. Brandywood attracts owner-occupants and investors at the same time, and units in it are frequently sold tenant-occupied and as-is. If you are buying to live in one, that means paying attention to condition and to whether a lease conveys with the sale. If you are buying to rent, it means the community already has a working rental history and an established management structure. Cash and conventional both close here regularly, but this is a 1976 project and a lender conversation early is worth more than a lender surprise late.
The location is the quiet advantage.
