Meadowbrook runs along Meadowbrook Drive in Mays Landing with a set of courts branching off it — Vail, Alpine, Pico, Sugar Bush, Camelback — every one of them named for a ski resort, which is an odd and enjoyable thing to find in the Pinelands. Built in 1973, it is the oldest of the township's condominium communities and the most affordable door into ownership anywhere in Hamilton Township.
The homes are small and honest about it. One-bedroom units run around 760 square feet, two-bedroom units around 900, with a handful of larger layouts reaching past a thousand. Almost all of them are one bath. First-floor units and upper-floor units both trade regularly, and the ground floors are worth seeking out if stairs matter to you. Many have been renovated over the years — updated kitchens and baths, new flooring, fresh appliances — and because the buildings are brick and the community is professionally managed, a renovated unit here presents far better than its age would suggest.
The monthly fee is the thing to understand. It covers insurance, exterior maintenance, professional management, sewer, water and trash, which is most of what you would otherwise pay separately. When someone compares a Meadowbrook fee against a condo elsewhere and calls it high, they are usually comparing a bundled number against an unbundled one. Run the real math on both before you decide. The community also has a pool, and property taxes here are genuinely low.
This is the most investor-active community in Mays Landing, and that cuts both ways. Units trade tenant-occupied, sometimes on month-to-month leases, and listings here are openly marketed to investors. If you are buying to rent, that means an established rental history and no restriction standing in your way — the opposite of Mays Landing Village, which bans rentals outright, and of Harding Run 2, which makes you hold before you rent. If you are buying to live here, it means paying attention to whether a lease conveys and how much notice a tenant is owed, because your closing date and your move-in date may not be the same day.
One more thing worth raising with your lender early. Financing in this community has not always been straightforward — a meaningful share of sales here close in cash, and at least one deal in recent years fell apart when a buyer could not secure a commitment. That pattern is common in older, investor-heavy condominium projects and it is not a reason to avoid the community. It is a reason to have the conversation before you write rather than three weeks into underwriting.
The location does real work: easy access to the highways for a commute toward the shore, Atlantic City or the Parkway, close to the Hamilton Mall, and a short drive from the historic downtown. If you are comparing entry-level attached options in town, Harding Run 1 and Brandywood are the closest peers, and the full Mays Landing condo and townhome market covers all of them.
